Others will comment on the density and technical issues related to this request. My
comments are with respect to the effect of more density in our RSF-4
neighborhood. As I drove by the Council Tour of the property a few minutes ago, the
parking issues in our neighborhood were occurring as usual. The Council members
coming to our neighborhood for a few minutes were not likely to observe the continuing
problem of vehicles parked under the signs that state “No Parking on this side of
street.”
Such parking is rampant and a direct result of the density that is occurring in our
neighborhood and the infill projects in surrounding streets. While a parking space per
bedroom is required, that number becomes inadequate in reality. The reality is that
many houses, both RSF-4 and higher density units, have multiple visitors. This is
especially true for any property near the University of Arkansas. So the one parking
space/bedroom does not cover the “guests” that arrive nightly or the multiple guests
that arrive on many weekends. We know that there will be many visitors to our
neighborhood during football games. That was known when we choose to live
here. But the proliferation of both RSF-4 houses and more dense units becoming
rental units is creating much more parking demand on a nightly basis.
If you would take the time to drive through our neighborhood and the surrounding
areas, you will see the loads on the on-street parking. And the regular and continuing
parking in no parking areas. Please do not increase the problem.
