My family lives in Brookbury near the 3160 Skillern Rd property that the buyer wants to rezone to RSF-4. I think this
zoning allows too many houses that could possibly be developed if Mr Beard changes his mind and wants to do more or

sells it and that buyer wants do several houses. Two homes, which can be built under the RSF-2 zoning, in that area is
plenty due to our current road situations and flooding issues along the stream / creek through Brookbury.
Traffic - Currently traffic is already a major issue in the mornings leaving our neighborhood in the mornings. Cars are
backed up daily to at least the Savanna neighborhood and sometimes farther than that due to the influx of homes to our
east and in Goshen. RSF-4 could possibly add 8-12 homes under a cluster development. This could potentially add
approx 24 more cars which is excessive. RSF-2 would allow the 2 homes Mr Bearden wants to to build with a max of 4
homes under a cluster development. The number of cars added would be much more reasonable with this number of
homes.
The traffic gets so back up that some from Brookbury and savanna will try to east on Skillern to Oakland Zion and try to
get on Mission from that road but that gets backed up as well and it is very dangerous trying to turn out on that road.
Flooding - More roofs when it rains add to our already taxed stream / creek area. Each spring and sometimes in the fall
our neighbors along the creek experience flooding. This is a yearly issue for us NOT just this year. Neighbors have had
their fences washed out and water inches from their homes. We understand that the city is trying to get funding to redo
at least one of our creek sections soon to help the flow but even with that improvement adding more roofs will add
more water to this area. The water from these homes will add to the water that gets backed up going under the bridge
right before crossover.
Jackson Place was added as a planned community with I believe RSF-4 zoning but I when it was added at that zoning
there was not as much traffic cutting through on Skillern as there is now from the east.
My family would like the City Council members to please consider the RSF-2 zoning instead of RSF-4 zoning for this
property.
