Dear Fayetteville City Council Members, I am writing in support of the proposed rezoning at 248 S. Happy Hollow Rd. It is item D.2 on tonight's agenda. I live approximately 0.5 miles from the property in question. Here are some reasons why I am in support: Near Public Transit and a School This property is on an ORT bus line and it is a 13-minute walk from Happy Hollow Elementary School. Our city is facing a housing shortage and we especially need housing that is accessible to public transportation and schools, without the need to drive. Reducing the number of car trips in our community will also help our residents save gas money and help our environment. Active Transportation, Traffic Calming and Connectivity In addition, the city is about to start construction to complete the sidewalk gap that currently exists on this stretch of Happy Hollow Road - this will make sidewalks continuous from Cliffs Blvd. to Huntsville Rd. There is also a proposed traffic calming project in the works to add additional speed humps to Happy Hollow Rd. There is already street connectivity to Crossover Rd via Cliffs Blvd. to the northwest and to Hunstville Rd. to the south. 1 Matching Neighborhood Character The proposed rezoning would not be out of character with the neighborhood. There is a mix of housing types and zoning designations nearby including a neighborhood of duplexes and The Cliffs apartment complex immediately to the north and east. Adding Needed Services & Ending Food Deserts The Cliffs is one of the densest communities in South Fayetteville. However, there is a lack of any services within walking distance of The Cliffs or to the Happy Hollow neighborhood to the south. Potential mixed-use development in this location could help bring much-needed services to what is currently a food desert. Thank you, Evelyn Rios Stafford 527 S.
