LSD 16-5575: Large Scale Development (NE OF 600 E. VAN ASCHE DR./ALTITUDE
TRAMPOLINE PARK, 174): Submitted by JORGENSEN & ASSOCIATES, INC. for
property located NE OF 600 E. VAN ASCHE DR. The property is zoned C-2,
THOROUGHFARE COMMERCIAL and contains approximately 6.65 acres. The request
is for a 28,093 square foot trampoline facility with associated parking.
Jonathan Curth, Senior Planner: Presented the report
Corey Granderson, Staff Engineer: Presented Engineering comments.
John Scott, Urban Forester: Presented Forestry's comments.
Jared Inman, Jorgensen & Assoc., Applicant's Representative: States that he has
reviewed the conditions of approval and feels that the applicant can meet and exceed
them.

Tracy Hoskins, Commissioner: Questions staff whether this item can be approved at
the Subdivision Committee level.
Curth: Confirms that yes it can.
Janet Selby, Commissioner: Seeks clarification about the request by Urban Forestry to
screen the proposed retaining wall along the Mud Creek multi -use trail.
Inman: Provides that the applicant is considering the request and researching options.
Scott: Clarifies that that a green fagade can be accomplished without undue expense.
Leslie Belden: Queries how tall the retaining wall is at its highest.
Inman: Seven feet and eight inches.
Hoskins: Seeks clarification on the elevations provided due to the building being located
on a diagonal axis. Questions what, and whether, the applicant could do, or has
considered doing to architecturally soften the lengthy unarticulated wall on the northwest
side of the building.
Inman: States that the applicant would be willing to consider options.
Hoskins: Asks the applicant's representative if the site is having to be filled to lift it from
the floodplain.
Inman: Confirms that it is.
Hoskins: Asks staff how to add a condition to modify the unarticulated wall.
Andrew Garner, Planning Director: Outlines the language that the Commissioners
may use, and notes that the other Commissioners present were also wanting to see the
retaining wall screened.
Belden: Requests information on the materials of the retaining wall.
Inman: It will be stacked block.
Motion:
Commissioner Selby made a motion to approve LSD 16-5575 with conditions
recommended by staff and the following additional conditions. To soften the appearance
of this development from Mud Creek Trail to the north and northwest of the site,
additional landscaping shall be required between this development and the trail as
coordinated with the Urban Forester. Specifically, additional plantings shall be installed
to soften the large blank wall on the northwest side of the building and the large retaining
wall adjacent to the trail. Commissioner Belden seconded the motion. Upon roll call
the motion passed with a vote of 3-0-0.
