BACKGROUND Kinco Contractors were awarded the contract for construction of the LEED District Court Building. in October 2008. Value engineering changes were negotiated and agreed upon by the architect, the contractor and the City. There was a change to the facade of the building from pre -cast concrete to brick resulting in a savings of $ 50,000.00. This change resulted in re -design fees of $5200.00. DISCUSSION The additional service request is the redesign fee associated with the modification of the building skin from Architectural pre -cast concrete to brick veneer over metal studs on the East and North sides of the building. The fee for the additional services will include revision of drawings and recalculation of the building's structural system. Please see the attached letter of further explanation from Wilson Estes. The accepted value engineering sum for this modification is $60,000. The additional services fee is $5,200. The fee for additional services will include revision of drawings and recalculation of the buildings structuralsystem, specifically in regards to the resolution of lateral loads. The original building design utilized the Architectural precast panels to resolve lateral loads applied to the building e.g. resist the ability for the building to twist. Metal stud construction Is not as conducive to resisting these lateral loads. We will engineer a wall system that will be stiff enough to resist the forces and redesign the foundations to transfer these loads down into the ground. The goal Is to resolve these loads through the use of a'perforated shear wall" and avoid additional steel braced frames wherever possible.
