BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF FAYETTEVILLE, ARKANSAS: Section 1. That the City Council of the City of Fayetteville, Arkansas hereby accepts the Parks and Recreation Advisory Board's recommendation to accept $40,086.00 cash in lieu of the required Park Land Dedication for Southern View Phase II. RECOMMENDATION Fayetteville Parks and Recreation Advisory Board (PRAB) and Parks and Recreation Staff recommend money in lieu of land as the Park Land Dedication requirement for Southern View Phase II BACKGROUND The Southern View Phase II development is located at the intersection of Old Farmington Road and Futrall Drive. The owner is Lindsay/Management Co., Inc and the engineering firm is Crafton, Tull & Associates. The development contains 102 multi -family units on 6.7 acres. The requirement for park land is 1.73 acres and money in lieu is $40,086. Ramay Junior High is located within a half -mile of this development. The Park Land Dedication Ordinance states if a major development is over 40 acres or 100 units, the requirement is land. ...However, if the Parks and Recreation Advisory Board determines Mw a neighborhood park is not feasible or advisable, it may recommend to the City Council that a cash contribution pursuant to our ordinance be accepted in lieu of land dedication. The City Council will either accept the recommendation for a cash contribution or return the subdivision plat to the Parks Board with instructions or further study.' The development was presented to the Parks and Recreation Advisory Board on January 5, 2004. DISCUSSION The Parks and Recreation Staff and PRAB recommend money -in -lieu of land in the amount of $40,086 for the Park Land Dedication requirement This decision is based upon the developer's plan to provide green space and park amenities such as sidewalks and gazebo within the development. The money -in -lieu contribution will be used for park improvements in the southwest park district. If you have any questions, please call me at 444-3472.
