BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF FAYETTEVILLE, ARKANSAS: Section 1. That the City Council of the City of Fayetteville, Arkansas, hereby amends the Master Street Plan to remove the portion of Technology Boulevard shown crossing the proposed springwoods Commercial -Planned Zoning District. The property is zoned I-1, Heavy CommerciaULight Industrial, located in the Design Overlay District,and contains approximately 289.26 acres. The request is to amend the Master Street Plan to remove Technology Boulevard, a proposed collector, potentially connecting Deane Solomon Road to Shiloh Avenue, from crossing the subject property. Warrick, AICP, Zoning and Development Administrator Date: October 3, 2003 Subject: Amendment of adopted Master Street Plan to remove Technology Blvd. (a proposed collector street connecting Shiloh Dr. and Deane Solomon Rd.) RECOMMENDATION Planning Staff recommends approval of a resolution amending the Master Street Plan to remove Technology Blvd., a proposed collector street, from this policy document. This request will be heard by the Planning Commission October 13, 2003 as a part of the proposed springwoods C-PZD (commercial planned zoning district). BACKGROUND Technology Blvd., a proposed connection between Shiloh Dr. and Deane Solomon Rd. has been identified on the City's Master Street Plan for many years. Approval of a C- PZD is currently being sought to begin the development process of a 289 acre tract (formerly Wilson Springs Business Park) which includes approximately 125 acres of land to be preserved. A second Master Street Plan amendment as well as the master plan for the C-PZD will be considered by the City Council at this time also. DISCUSSION In the attached memo the project representative for the proposed development states, "The two referenced streets arc presently shown to cross our Legacy (renamed springwoods) project location; therefore, we are requesting Trucker's Lane and Technology Blvd. be removed from crossing the Legacy (springwoods) project. Area that would be impacted by this street connection is included in a lot which is proposed to be a preserved nature area including wetlands and other wildlife habitats which will be an amenity to the overall project. The approx. 125 acre preservation area has been attributed to the project being proposed by the Audubon Society in collaboration with the developer of springwoods C-PZD. BUDGET IMPACT None. 1
