A RESOLUTION APPROVING VARIOUS ENCROACHMENTS
[NTO THE DICKSON STREET AND ROLLSTON AVENUE
RIGHTS-OF-WAY BY HMT OF FAYETTEVILLE, L.L.C. LARGE
SCALE DEVELOPMENT.
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF FAYETTEVILLE,
ARKANSAS*
Section 1 That the City Council hereby approves the following encroachments into the
Dickson Street and Rollston Avenue rights-of-way by HMT of Fayetteville, L.L.C. large scale
development:
See Exhibit "A" attached hereto and made part hereof.

A LIMITED LIABILITY CORPORATION
WRITTEN EXPLANATION OF PROPOSED VARIANCES
Variance 1: The existing building at 248 West Dickson extends to the property line at
Rollston and at Dickson. The proposed building involves a second story over this existing
condition. Decorative brackets and a cornice along the Rollston facade are proposed that
would extend 18" into the Rollston Avenue right of way. These occur at the second story,
and would not impede the sidewalk in any way In addition, 12" deep pilasters and
decorative bays are proposed that will extend from the sidewalk to the level of the roof.
These pilasters and bays will restrict the sidewalk to 5' wide at those areas. The majority of
the sidewalk will be 6' wide Also, a 40' wide cantilevered balcony is proposed that would
extend 4' into the Rollston Avenue right of way.
Variance 2i At the south face of the existing building at 248 West Dickson, decorative
brackets and a cornice along the Dickson facade are proposed that would extend 18" into
the Dickso:a Street right of way. These occur at the second story, and would not impede
the sidewalk in any way. Also, the existing awning that extends 4' into the Dickson Street
right of way is to be replaced.
Variance 3: The existing building at 216 West Dickson extends up to the property line at
Dickson Street. The proposed building involves a second story over this existing
condition. Decorative brackets and a cornice along the Rollston facade are proposed that
would extend 18" into the Rollston Avenue right of way. Also a 14' wide cantilevered
balcony and awning that extends 4 into the right of way are proposed. The existing
awning that extends 4' into the Dickson Street right of way is to be replaced. These
improvements occur at the second story, and would not impede the sidewalk in any way.
