A RESOLUTION AUTHORIZING THE MAYOR AND CITY
CLERK TO EXECUTE A QUITCLAIM DEED TO E. LAMAR
PETTUS FOR A TRIANGULAR PARCEL LOCATED NEAR.
THE INTERSECTION OF EAST HUNTSVILLE ROAD AND
SOUTH WILLOW AVENUE.
BE IT RESOLVED BY THE BOARD OF DIRECTORS OF THE CITY OF
FAYERTEVILLE, ARKANSAS:
That the Mayor and City Clerk are hereby authorized and
directed to execute a Quitclaim Deed to E. Lamar Pettus for a
triangular parcel located near the intersection of East Huntsville
Road and South Willow Avenue. A copy of the Quitclaim Deed
authorized for execution hereby is attached hereto marked Exhibit
"A" and made a part hereof.

BE IT RESOLVED BY THE BOARD OF DIRECTORS OF THE CITY OF FAYEITEVILLE,
ARKANSAS:
That the Mayor and City Clerk are hereby authorized and directed
to execute a quitclaim deed to E. Lamar Pettus for a triangular
parcel located at the intersection of East Huntsville Road and South
Willow Avenue. A copy of the quirt-, claim deed authorized for execution
hereby is attached hereto marked Exhibit "A" and made a part hereof.

KNOW ALL MEN BY THESE PRESENTS:
That the City of Fayetteville, a municipal corporation of
the State of Arkansas and hereinafter called Grantor, by its
Mayor
and
City Clerk
duly authorized by proper resolution of its Board of Directors,
for and in consideration of the sum of One Dollar ($1.00);and
other good and valuable consideration in hand paid by E. Lamar
Pettus and Donna C. Pettus, husband and wife, hereinafter called
Grantee, do hereby grant, sell and quitclaim unto said Grantee
and Grantee's heirs and assign forever, the following described
land, situate in Washington County, State of Arkansas, to -wit:
Part of the Northwest Quarter (NW 1/4) of the Southwest
Quarter (SW 1/4) of Section Fifteen (15), Township Sixteen
(16) North, Range Thirty (30) West, described as follows:
Beginning at the Northwest corner of Lot No. 41 of the
County Court Plat as recorded in the Office of the Circuit
Clerk and Ex -Officio Recorder of Washington County,
Arkansas, and running thence in a Northwesterly direction
124 feet for a beginning point on the land herein being
conveyed, thence running South to the North line of
Huntsville Street thence in a Northwesterly direction
along the North line of Huntsville Street to the Northwest
corner of Lot No. 40, thence in a Northeasterly direction
to the point of beginning, being a triangular lot in shape
and being a part of Lot No. 40 of the above -stated County
Court Plat in said 40 -acre tract.
To have and to hold the said lands and appurtenances
thereunto belonging unto the said Grantee and Grantee's heirs and
assigns forever.

RE: Dairy Queen Building -Huntsville to
Willow Street
The city of Fayetteville received a quitclaim deed from
Ed Connell in 1976 for all of Lot 40 of the County Court
Addition. The property apparently was either vacant or had
an old building on it at that time.
Lot 40 includes what used to be a dairy queen type facility
which I believe at one time was operated by Bobby Morgan.
Arlis Smith obtained the title in 1968, conveyed to William
Frederick in 1973; Bobby Morgan in 1973; and Bobby Convey-
ed to Parrish in 1976. I received title in 1982. Due to
discrepancies in the legal discription I have filed a Quiet
Title suit.
Instead of naming the City in the suit, I am requesting a
quitclaim deed.
If you have any questions, please call. I have the abstract
and will provide you any other evidence I have.
I also would be interested in purchasing the portion of
property owned by the City which is a triangular shaped
piece of property with approximately 100 feet of frontage
on Willow Street and 250-300 feet along Huntsville Road.
It lies due north of the old Campbell's Grocery Building
At this time, I doubt if it is a lot which without an extensive
excavation is subject to being built upon. Please provide
a price if the City is interested.
