LSD 16-5397: Large Scale Development (2364 S. ARMSTRONG
AVE./MARSHALLTOWN TOOLS EXPANSION, 643): Submitted by MORRISON-
SHIPLEY, INC. for property located at 2364 S. ARMSTRONG AVE. The property is zoned
I-2, GENERAL INDUSTRIAL, and contains approximately 26.69 acres. The request is for
62,500 square foot building addition with associated parking.
Quin Thompson, Planner, gave the staff report.
Granderson: There are some areas of designated wetland on the site, those are not
impacted by the proposal.
Scott: Recommending approval with some minor modifications.
Patrick Foy: Morrison-Shipley, we have no comments.
Hoffman: Is the applicant okay with recommended street improvements?
Robert O'connell, Marshalltown, I do agree, the sidewalk recommendation was a surprise.

Garner: Street improvements were still under discussion after the Technical Plat Review,
so we do apologize for the late notification. The City and Marshalltown have constructed
sidewalk along portions of Armstrong
Motion:
Commissioner Selby made a motion to approve LSD 16-5397 with conditions as
recommended by staff. Quinlan seconded the motion. Upon roll call the motion passed
with a vote of 3-0-0.
