AN ORDINANCE TO AMEND § 160.01 ESTABLISHMENT OF DISTRICT, § 161.10 DISTRICT RSF-

CANOPY REQUIREMENTS OF § 167.04 TREE PRESERVATION AND PROTECTION DURING
DEVELOPMENT, ALL WITHIN THE UNIFIED DEVELOPMENT CODE
WHEREAS, minor changes to the Unified Development Code are needed to accommodate the inclusion of
RSF-18, Residential Single -family -Eighteen Units per Acre as a new zoning district.
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
FAYETTEVILLE, ARKANSAS:
Section 1. That the City Council of the City of Fayetteville, Arkansas hereby amends § 160.01
Establishment of Districts of the U.D.C. by adding "RSF-18, Residential Single -family -Eighteen Units per
Acre," to the list of zoning districts.
Section 2. That the City Council of the City of Fayetteville, Arkansas hereby amends § 161.10 District
RSF-18, Residential Single -family -Eighteen Units per Acre of the U.D.C. by adding "Unit 44 Cottage
Housing Development" to the conditional uses allowed.
Section 3. That the City Council of the City of Fayetteville, Arkansas hereby amends § 167.04 Tree
Preservation and Protection During Development by adding "RSF-18, Residential Single -family -
Eighteen Units per Acre" to Table 1, Minimum Canopy Requirements.

SUBJECT: ADM 15-5093: Administrative Changes for the RSF-18 ZONING
DISTRICT/UDC Chapters 160, 161, and 167: Submitted by CITY PLANNING
STAFF for administrative revisions to Fayetteville Unified Development Code
Chapters 160, 161, and 167 associated with the recent adoption of the RSF-18
zoning district.
RECOMMENDATION:
Staff recommends approval of an ordinance to amend Chapters 160, 161 and 167.
BACKGROUND and DISCUSSION:
On October 6, 2015 the City Council adopted an ordinance for the creation of the new RSF-18,
Residential Single Family Eighteen Units per Acres, zoning district. Additional minor changes to
the Unified Development Code are needed associated with the adoption of this new district as
follows:
■ Section 160.01 —Add RSF-18 to the zoning district chart.
■ Section 161.10 — Add Use Unit 44, Cottage Housing Development as a Conditional Use.
■ Section 167.04 — Add RSF-18 to the tree preservation chart with a percent minimum
canopy of 20%, consistent with zoning districts of a similar density.

(A) Purpose. The RSF-18 Single-family Residential
District is designed to promote and encourage
the efficient development of single-family
detached residences in a variety of densities.
(B) Uses.

* A zero lot line is an alternative to the 5 foot building
setback. Applicants should consult the International
Building Code when locating a structure in close
proximity to property lines and/or adjacent structures.
** At least 5 feet of maintenance area shall be
provided along a structure that is within 5 feet of a
property line. This may be provided through a
perpetual maintenance easement on the adjacent
property, or through a combination of a maintenance
easement and private property. Walls, fences and
customary yard accessories are permitted in the
maintenance area.
(F) Building height regulations.
Building Height Maximum 35 ft. II
(G) Building area. The area occupied by all buildings
shall not exceed 60% of the total lot area.
(H) Minimum buildable street frontage. 50% of the lot
width for two-family dwellings.
