Re: Cross Keys South
Dear Parks Department,

Fayetteville, AR 72703
Office: 479.442.9127
Fax: 479.582.4807
Please accept this submittal letter for a proposed Residential Subdivision on Broyles Rd just south of the
Persimmon intersection for consideration at the next Parks meeting. This proposed subdivision has a total of 29
acres and has 116 lots. For the purposes of Park Land Dedication a Master Parks Concept Plan has been
attached showing this proposed subdivision as well as future phases and other development in relation to the
Concept Park layout for this area (see attached Concept Plan dated 7-28-15). The developers are proposing to
dedicate 2.67 acres of Park Land per the below Park Land dedication calculation. It is the developers
understanding that, the desire for the Parks Department for this dedication and future dedications, will be to
focus on land that is centered around the main Trail corridor and once that has been achieved, then aim to
accept other portions. This main trail corridor will extend from Broyles to the east along the creek to the future
Rupple Road. It is also the developers understanding that this is a Concept Plan for future dedications that can
change as future projects come through for review. Per the attached Concept Plan future projects will be
allowed to dedicated additional property as shown.
• Parks land dedication: 0.023 acres / lot x 116 lots = 2.67 acres
Thanks and we appreciate your consideration,
