HomeMy WebLinkAbout2001-03-12 - Agendas - Final AGENDA FOR A REGULAR MEETING OF THE PLANNING COMMISSION A meeting of the Fayetteville Planning Commission will be held March 12,2001 at 5:30 p.m. in the City Administration Building, 113 West Mountain Street, Room 219, Fayetteville,Arkansas. The following items will be considered: ConsentAgenda: Approval of minutes from the February 26, 2001 meeting. 1. VA 01-03.00: Vacation (Bleaux Barnes, pp 250) was submitted by Bleaux Barnes for property located along the south side of Appleby Road and to the west of the Quail Creek Subdivision. The request is to vacate that portion of the existing Appleby Road right-of-way in excess of the Master Street Plan requirement. See the attached maps and legal descriptions for exact dimensions of the requested right-of-way vacation. New Business: 2. LSD 01-2.00: Large Scale Development (RSC Rentals, pp 286) was submitted by Dave Jorgensen of Jorgensen&Associates on behalf of J.M. Hooker Construction for property located west of Shiloh Drive on Williams Ford Tractor property. The property is zoned C-2, Thoroughfare Commercial and contains approximately 2 acres. The request is to build a building for equipment rental (Use Unit 17). 3. Report of Nominating Committee All interested parties may appear and be heard at the public hearings. A copy of the proposed amendments and other pertinent data are open and available for inspection in the Office of City Planning (575-8264), City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. All interested parties are invited to review the petitions. Interpreters or TDD for hearing impaired are available for all public meetings. 72 hour notice is required. He will do this after he has given Planning Commission members the opportunity to speak and before a final vote is taken. Public comment will only be permitted during this part of the hearing for each item. Once the Chairman recognizes you, go to the podium at the front of the room and give your name and address. Address your comments to the Chairman, who is the presiding officer. He will direct them to the appropriate appointed official, staff member or others for response. Please keep your comments brief and to the point so that everyone has a chance to speak. Mountain St. Bleaux Barnes Fayetteville, AR 72701 TO: Fayetteville Planning Commission Members THRU: Tim Conklin, City Planner FROM: Ron Petrie, Staff Engineer DATE: March 8, 2001 Project: VA 01-03.00: Vacation(Bleaux Barnes, pp 250)was submitted by Bleaux Barnes for property located along the south side of Appleby Road and to the west of the Quail Creek Subdivision. The request is to vacate that portion of the existing Appleby Road right-of-way 'in excess of the Master Street Plan requirement. See the attached maps and legal descriptions for exact dimensions of the requested right-of-way vacation. Findings: The applicant has submitted a final plat that is currently being reviewed by staff and is scheduled to be reviewed by the Subdivision Committee on March 15, 2001. Upon checking the property description it was discovered that the City owned right-of-way that was not reflected on the subdivision plat. This right-of-way was purchased for widening and storm pipe improvements. The right of way that is being requested to be vacated is in excess of the Master Street Plan and is no longer needed. This vacation is necessary in order to continue processing the subdivision as configured by the approved preliminary plat to preserve buildable lots. No objections have been noted from any utility company or City Division regarding this vacation. Recommendation: Approval of the proposed street right of way vacation with the following conditions: Conditions of Approval: 1. Reimbursement for the purchase of this right-of-way in the amount of$815.40. The City purchased this right-of-way in 1983 and 1985 for street and drainage improvements to Appleby Road.(See the attached memo from the Engineering Division). 2. The areas shown for the proposed right-of-way vacation shall be made a permanent drainage easement.
