MINUTES OF A MEETING OF THE
SUBDIVISION COMMITTEE
A regular meeting of the Fayetteville Subdivision Committee was held on February 28, 2013 at 9:00
a.m. in Room 326 of the City Administration Building, 113 W. Mountain, Fayetteville, Arkansas.

LSD 13-4309: Large Scale Development (1937 N. SHILOH DR./GTS, 363): Submitted by RQD, LLC for
property located at 1937 NORTH SHILOH DRIVE. The property is zoned I-1, HEAVY COMMERCIAL AND
LIGHT INDUSTRIAL and contains approximately 1. 13 acres. The request is for a 5,000 square feet storage
canopy.
Jesse Fulcher, Current Planner, read the staff report.
Andrew McLarendy, applicant, stated he agreed with staff's conditions.
Commission Cabe asked if the site was fenced.
Fulcher stated that there is a privacy fence around the property, which also acts as a screen for the
residential properties to the west.
Motion:
Commissioner Cabe made a motion to approve LSD13-4309. Commissioner Bunch seconded
the motion. Upon roll call the motion passed by a vote of 2-0-0.

PPL 13-4312: Preliminary Plat (S. OF GULLEY R.D. AND E. OF N. OAKLAND -ZION
RD./BUFFINGTON S/D, 176): Submitted by JORGENSEN AND ASSOCIATES for property
located SOUTH OF GULLEY ROAD AND EAST OF NORTH OAKLAND -ZION ROAD. The
property is in the PLANNING AREA and contains approximately 26.51 acres. The request is for a
residential subdivision with 43 single family units and a community septic system.
Andrew Garner, Senior Planner, gave the staff report.
Jared Inman, applicant, discussed the project and developer's preferences for no additional street
connectivity than currently proposed.
Justin Jorgemsen, applicant discussed difficult grades to the east.
Public Comment:
Juliet Richey, Washington County Planning Director, gave the county's perspective n the project.
No more public comment was presented.
Commissioner Cabe discussed that a connection to the south was needed.
Commissioner Bunch agreed with Cabe, but was not sure about a connection to the northeast.
Glenn Newman, Staff Engineer, discussed problems with the sidewalks not being constructed at this
time.
Motion:
Commissioner Cabe made a motion to forward PPL 13-4312 to the full Planning Commission,
agreeing with staff on all conditions of approval, except having no recommendation on the stub -
out to the northeast. Commissioner Bunch seconded the motion. Upon roll call the motion
passed by a vote of 2-0-0.
There being no further business, the meeting adjourned at 9:50 AM.
