MINUTES OF A MEETING OF THE
SUBDIVISION COMMITTEE
A regular meeting of the Fayetteville Subdivision Committee was held on June 2, 2011 at 9:00 a.m.
in Room 326 of the City Administration Building, 113 W. Mountain, Fayetteville, Arkansas.

LSD 11-3845: Large Scale Development (INTERSECTION OF SHILOH & HENBEST DR.
/ADVENTURE SUBARU, 325): Submitted by H2 ENGINEERING, INC. for property located at
the intersection of SHILOH AND HENBEST DRIVE. The property is zoned RMF -24,
RESIDENTIAL MULTI -FAMILY, 24 UNITS/ACRE AND C-2, THOROUGHFARE
COMERCIAL and contains approximately 4.55 acres. The request is for a 20,975 sq. ft. Adventure
Subaru car dealership.
Jesse Fulcher, Current Planner, gave the staff report.
No public comment was presented.
Greg Howe, Urban Forester, described the landscape variances and the history of tree removal that
occurred during the Mount Comfort road project.
David Nelms, applicant, stated that the contractor for the road project removed the trees.
Commissioner Hoskins stated that he understood the issues with contractors.
Melissa Evans, applicant, stated that the landscape plan was updated and sent to Greg the day
before.
Commissioner Hoskins asked if some of the required street trees could be moved to the south
property line.
Howe stated that the trees were intended to shade the parking area and sidewalk.
Nelms stated that the screen required along the west property line would end up being removed with
expansion of the detention pond required by future construction on the adjacent lot.
Andy Lack, applicant, stated that there is good mitigating factors for a variance from the screening
requirement.
Commissioners Hoskins asked if they could increase the size of the landscaping on the west side to
double as a screen.
Commissioner Earnest asked if they sidewalk along Shiloh could be widened to trail width.
Fulcher stated that the Trail Coordinator spoke with the applicant and the final location for the trail
connection was determined to be along Henbest. We can provide a memo to address that decision.
Motion:
Commissioner Hoskins made a motion to forward the request to the full Planning Commission
finding in favor of the applicant's request on #7, requesting additional information on items #3, 9 &
Subdivision Committee
June 2, 2011

9, and in favor of the remaining conditions of approval. Commissioner Earnest seconded the
motion. Upon roll call the motion passed by a vote of 3-0-0.
