Mountain, Fayetteville, Arkansas. Subdivision Committee July 1, 2010 Page 2 of 2 ADM 10-3620: Administrative Item (Major Modification to LSD 08-2903, Shoppes at Wedington, 401): Submitted by McClelland Consulting Engineers for property located WEST OF THE SALEM ROAD AND WEDINGTON DRIVE INTERSECTION. The property is zoned C-1, NEIGHBORHOOD COMMERCIAL and contains approximately 2.24 acres. The request is for a major modification to the approved Large Scale Development, LSD 08-2903 Shoppes at Wedington, to modify the parking lot by adding additional parking spaces. Andrew Garner, Senior Planner, gave the staff report, discussing the applicant's request for a major modification to the approved large scale development for the Shoppes at Wedingto to add 21 additional parking spaces. Leslie Tabor, McClelland Engineering, discussed the conditional use permit for the church facility. She explained the modified detention that has been designed as part of the modification. No public comment was presented. Commissioner Hoskins asked about the large detention area in the northern portion of the site. He discussed his concerns with this site not having enough parking for the church use. Leslie Tabor, McClelland Engineering, discussed the different parking options and the layout of parking spaces in the northern portion of the site. Motion: Commissioner Honchell made a motion to approve the request with the conditions of approval recommended by staff. Commissioner Hoskins recommended adding a condition of approval that the applicant obtain written permission from the adjacent property owner to the east for modification and grading on their property as part of the detention construction. Commissioner Honchell agreed to add this condition to the motion and Commissioner Hoskins seconded the motion. Upon roll call the motion passed by a vote of 3-0-0. There being no further business, the meeting adjourned at 915 AM.
