Mountain, Fayetteville, Arkansas. ITEMS DISCUSSED ACTION TAKEN LSP 09-3418: Lot Split, DEBRA MILLER/1532 HOTZ, 482 Approved Page 2 ADM 09-3434 Administrative Item, BINGHAM/907 WOOLSEY, 445 Approved Page 3 MEMBERS PRESENT Matthew Cabe (chair) Craig Honchell Audy Lack STAFF PRESENT Jeremy Pate Andrew Garner Jesse Fulcher MEMBERS ABSENT STAFF ABSENT Greg Howe Matt Casey Dara Sanders Glenn Newman Subdivision Committee Chair Matthew Cabe called the meeting to order at 9:00 AM. Subdivision Committee September 17, 2009 Page 2 of 3 LSP 09-3418: Lot Split (DEBRA MILLER/1532 HOTZ DRIVE, 482): Submitted by DAVID G. BODDINGTON for property located at 1542 HOTZ DRIVE, THE NE CORNER OF HOTZ AND PALMER. The property is zoned RSF-4, SINGLE FAMILY - 4 UNITS/ACRE and contains approximately 0.52 acres. The request is to divide the subject property into two tracts of approximately 0.21 and 0.31 acres. Jesse Fulcher, Current Planner, read the staff report and explained the requirement to install a new water tap due to the location of the existing service line. Staff recommended approval of the request with conditions. David Bodington (applicant) stated that he was speaking on behalf of the owner, Ms. Miller, and that they have no intention to build a house at this time. They are also aware of the neighbors concerns with parking and occupancy. Commissioner Cabe asked about the need for a new water tap. Fulcher stated that the water tap and new service line had to be installed prior to recording the lot split. Bodington stated that he had already spoken with the Water Department about the matter. Commissioner Honchell stated that the neighborhood POA and FCON should work together to address the issues with over -occupancy and parking violations. Bodington stated that they had not received any comments from the surrounding property owners. No public comment was received. Motion: Commissioner Lack made a motion to approve the request with conditions, as recommended by staff. Commissioner Honchell seconded the motion. Upon roll call the motion passed by a vote of 3-0-0. Subdivision Committee September 17, 2009 Page 3 of 3 ADM 09-3434: Administrative Item (BINGHAM1907 WOOLSEY): Submitted by CHRIS BARIBEAU / MODUS STUDIO for property located at 907 WOOLSEY. The property is zoned RSF-4, SINGLE FAMILY — 4 UNITS PER ACRE and contains approximately 0.35 acres. The request is for an addition to an existing single-family dwelling located on an existing non- conforming lot of record platted prior to 1970. Jesse Fulcher, Current Planner, read the staff report and described the request for the Subdivision Committee to address the nonconforming lot platted prior to 1970. Commissioner Cabe stated that the request was unique for the Subdivision Committee, but very straight forward. No public comment was received. Motion: Commissioner Lack made a motion to approve the request with conditions, as recommended by staff. Commissioner Honchell seconded the motion. Upon roll call the motion passed by a vote of 3-0-0. There being no further business, the meeting adjourned at 9:20 AM.
