Mountain, Fayetteville, Arkansas. Subdivision Committee August 14, 2008 Page 2 of 3 New Business: ADM 08-3078: (PHYSICIAN'S SPECIALTY HOSPITAL, 175): Submitted by CEI ENGINEERING ASSOCIATES, INC. for property located at 3873 N. PARKVIEW DRIVE. The property is zoned R -O, RESIDENTIAL OFFICE and contains approximately 0.53 acres. The request is for a major modification to the approved two story addition by adding a 3rd floor. Dara Sanders, Current Planner, gave the staff report and recommended that the item be forwarded to the full Planning Commission with a recommendation of approval as the major modification request is contingent upon Planning Commission approval of the associated Conditional Use request to allow for the expanded hospital use in the R -O zoning district. Jake Wineman, representative, introduced himself. Commissioner Winston and Jeremy Pate, Planning Director, discussed the materials proposed for the 3`d floor addition. Commissioner Anthes and Sanders discussed the associated conditional use request and the parking requirements for the hospital use. Commissioner Winston and Matt Casey, Assistant City Engineer, discussed which City Division is responsible for ensuring the structural capacity of the existing building to support the 3rd floor addition. No public comment was received. Motion: Commissioner Anthes made a motion to forward the request to the full Planning Commission, provisionally finding in favor of the proposed elevations pending review of the requested color elevations per condition of approval #2. Commissioner Winston seconded the motion. Upon roll call the motion was passed by a vote of 3-0-0. Subdivision Committee August 14, 2008 Page 3 of 3 ADM 08-3079: (FAYETTEVILLE DIAGNOSTIC CLINIC, 212): Submitted by KEY ARCHITECURE, INC. for property located at 3344 FUTRALL DRIVE. The property is zoned R -O, RESIDENTIAL OFFICE and contains approximately 1. 11 acres. The request is for a major modification to the previously approved addition to the existing structure, LSD 06-2197. Dara Sanders, Current Planner, gave the staff report, explaining that the applicant received Large Scale Development approval for two additions, a one-year extension for the LSD, and now request to reduce the size of the addition, and recommended approval. Tim Kwasny, representative, introduced himself. No public comment was received. Commissioner Anthes asked for clarification of the series of requests that staff has received for this item over the past two years. Staff explained. Motion: Commissioner Winston made a motion to approve the request finding in favor of the proposed elevations and all conditions of approval. Commissioner Anthes seconded the motion. Upon roll call the motion passed with a vote of 3-0-0. All business being concluded, the meeting was adjourned at 9:13 AM.
