Mountain, Fayetteville, Arkansas. Subdivision Committee February 14, 2008 Page 2 of 3 New Business: CCP 08-2905: Concurrent Plat (KANTZ CENTER/STARBUCKS, 371): Submitted by CRAFTON TULL SPARKS for property located at the NW CORNER OF CROSSOVER RD. AND CITIZENS DR. The property is zoned C-1, NEIGHBORHOOD COMMERCIAL and contains approximately 14.85 acres. The request is to divide the subject property into three tracts of 13.08, 1.03, and 0.74 acres. Jesse Fulcher, Current Planner, gave the staff report, recommending forwarding the item to the full Planning Commission, with conditions of approval as listed. Jonathan Ely, applicant, stated he was in agreement with all conditions. No public comment was received. Subdivision Committee discussed water line and easement locations. Motion: Commissioner Graves made a motion to forward the request to Planning Commission with a commendation of approval, with conditions as listed in the staff report. Commissioner Bryant seconded the motion. Upon roll call the motion passed with a vote of 3-0-0. The Committee agreed this item could be placed on the consent agenda. Subdivision Committee February 14, 2008 Page 3 of 3 LSD 08-2901: Large Scale Development (BUTTERFIELD TRAIL ELEMENTARY, 253/254): Submitted by CRAFTON TULL SPARKS for property located at 3050 N. OLD MISSOURI ROAD. The property is zoned P-1, INSTITUTIONAL and contains approximately 13.21 acres. The request is for a 30,982 s.f. addition to the existing school building, a detached 6,800 s.f. gymnasium and 87 parking spaces. Dara Sanders, Current Planner, gave the staff report, recommending approval with conditions as listed in the staff report. Scott Hood, applicant, stated that his only concern is the required Tree Preservation area, which will require school board approval. Fred Turentine, Fayetteville Public Schools, stated he will want to check with the school board to make sure everything is okay with this easement, but that they wished to go forward with approval at this point. Hood stated he was okay with all conditions of approval, and does not foresee the Tree Preservation being a problem, but wanted to note it for the record, in case they had to come back for discussion. No public comment was received. Subdivision Committee stated they had no concerns with commercial design standards. Commissioner Lack stated he had initial concerns with the proposed driveway location, but was pleased with staff recommendations to restripe the street and create adequate stacking for a turn lane. Commissioner Bryant asked if the old gymnasium would be utilized. Hood stated no, it was planned for removal. Motion: Commissioner Graves made a motion to approve the request in favor of all conditions recommended in the staff report. Commissioner Bryant seconded the motion. Upon roll call the motion passed with a vote of 3-0-0. All business being concluded, the meeting adjourned at 9:15 AM.
