Technical Plat Review May 1, 2002 Page 2 LSP 02-23.00: Lot Split (Lot 1, CMN Business Park II, Phase 1, pp 134) was submitted by Mel Milholland of Milholland Engineering on behalf of Bristol Development Group, LLC for property owned by Nanchar, Inc. and Marjorie Brooks and located on Lot 1, CMN Business Park II, Phase I. The property is zoned C-2, Thoroughfare Commercial and contains approximately 35.8 acres. The request is to split into two tracts of 32.6 acres and 3.2 acres. Edwards: Welcome to the Wednesday, May 1, 2002 meeting of the Technical Plat Review Committee. We only have one item on our agenda today, which is LSP 02-23.00 for Lot 1 of CMN Business Park II, Phase L This was submitted by Milholland Engineering on behalf of Bristol Development for property owned by Nanchar and Marjorie Brooks. It is located on lot 1 of CMN. The property is zoned C-2 and contains 35.8 acres. The request is to split into two tracts of 32.6 and 3.2 acres. Good morning Tom. Starting with Parks, there are no parks fees or comments from Parks. Planning had no comments. Sidewalks, a 6' sidewalk exists along Steele, if the sidewalk is damaged due to construction repairs will be required at the developer's expense. That is all that I have. Matt? Casey: When the large scale is submitted for lot IA we will request that public sewer be extended onto the lot. We also need an additional easement located 10' from the waterline along Steele. I wanted to call your attention to a potential drainage issue for this lot 1B if I gets developed we need to make sure we leave a way for this to drain in the future when it is developed. Jefcote: We are working on that right now and we are aware that only a very small portion of the south and the east side of B drains away, the rest of it would be coming onto lot IA. Edwards: Utilities? Larry Gibson — Cox Communications Gibson: The only thing I see that we might want to see on here would be a 20' easement around the perimeter of lot 113. The side and street easement along Steele and the 30' south of it there is fine. Jefcote: Do we need to put that easement there now or address that when the 1B gets planned for development? Gibson: It doesn't matter, we can do that then as far as I'm concerned, that way we could wait to see exactly what is going to be there. Jefcote: Have you talked with anyone from Bristol yet on lot IA? Gibson: No. Technical Plat Review May 1, 2002 Page 3 Jefcote: We have got a phone conference call with them today on lot ]A. They will be getting in contact with you because the development that is proposed for there, they are going to need service. Gibson: Do you want to say what they are proposing for that lot? Jefcote: Right now there is a 272 multi -unit development there. Gibson: Please have them contact me. Jefcote: They are in the process, they are supposed to do that. I think that will be your first cable service into that area. Gibson: In that end of it we are behind the mall there, we come around. Please have them get a hold of me and we will work it out. That is all that I have. Glen Newman — AEP/SWEPCO Newman: We have underground just like you have drawn on here and we'll need some kind of easement along the perimeter of 1B, just like Larry said there. Jefcote: There again, I think we should wait and see what development occurs on 1B. What we are working on right now is I and we will be coming in with I so we will let the development of 1B determine what goes into 1B I would think. Newman: I is probably going to develop before? Jefcote: I is what we are working on now. Newman: Ok. Gibson: As long as those easements stay on the sides to IA, that is what they are working on. Jefcote: There will be considerable easements within the side once we determine what it is going to be. Newman: Ok, that is all I have. Edwards: Your revisions are due Wednesday, May 8`h at 10:00 a.m.
