The request is to split into two tracts of 40 acres and 6.34 acres. Edwards: The only item on the agenda today is a lot split for Perry submitted by Dave Jorgensen of Jorgensen & Associates on behalf of Bob Perry for property located on Guy Terry Road. The property is in the Planning Growth Area and contains approximately 46.34 acres The request is to split into two tracts of 40 acres and 6.34 acres. Dave Jorgensen is here. On the application you did not provide a parcel number, I do need that to reference it in the future. I need you to add plat page 143. Revise the floodplain reference to panel 101D dated July 27, 1999. We need this to reference two state plane coordinates. The reason being, we will put this into our GIS system and Clyde won't be able to do it without that. Guy Terry Road is a collector on the Master Street Plan which requires 35 feet from centerline. Our planning area only goes up to that section line so I only need that 5 feet up to the section line. I can't require anything outside of that. On that note, the rest of this property is in the Goshen planning area. I called them and they do not require this to go before their Planning Commission unless it's less than 2 acres. Celia at the County needs a letter from them stating that they don't require you to go through the process. They won't write that letter. What you have to do is show up at their Planning Commission meeting which is the second Tuesday of every month and have them stamp your plat. You can work that out with them. You do also need County approval. Revisions are due April 4, 2001 by 10:00 a.m. Chuck Rutherford - Sidewalk and Trails Coordinator Rutherford: No comment. Yes. There is an existing meter located at the section line. They extended a private line from there over to the house. We will at least need, I don't know where that service line will sit, we may need some kind of private easement across tract 1 to cover that. How about this, Johney Boles called yesterday and said he needed a 20 foot utility easement parallel to the entire right-of-way so could it be installed in that. You need to specifically call out because the general utility easement wouldn't give anybody the right to put a private line in, just a public line. You need some way to cover that line. You want them to show the waterline on here? If it's possible, it needs to be so we can make sure it's in the easement. Can that lay in a general utility easement too? You would have to have your own little corridor for that one? It really would. I guess you could overlap it with the general and private if it's not in an easement now. Jorgensen:. Actually I think that the waterline is running north of that fence line which will be in the right-of-way. I don't know for sure, but I'll find out. What do you do if it's in the right-of-way, the private line? We would probably just let it remain since it's an existing condition. I'll find out where it's at and see if I can get that figured out. Edwards. Petrie: Jorgensen: Petrie: The septic is kind of the same situation, we just need it verified that the septic system will remain on tract 2. I think I've seen the County allow easements for septic systems on adjacent lots but you also need to verify that to determine if any other easements are needed. Jorgensen: Just a farm. These people are buying 40 acres from Perry. Lefler: I didn't know whether we needed a utility easement along these through here or not. Jorgensen: At this stage, I don't think so. It's just a horse farm. You can't tell what that's going to be in five years. Lefler: We'll have to come back here. That's all I have. Bill Smith - Southwestern Bell • Smith: I agree with that 20 foot easement across the front, the north edge of the property. No other comments. • Edwards: Anything else? Thank you. I
