Mountain, Fayetteville, Arkansas. The request is to split the property into 2 tracts of approximately 2.03 and 6.88 acres. Frank Blew was present on behalf of the project. Staff Comments Kim Hesse - Landscape Administrator No Comment Chuck Rutherford - Sidewalk & Trail Coordinator This is outside the city limits where sidewalks are not required. Kim Rogers - Parks Operations Coordinator No comment since this is in the planning growth area it does not pertain to the Parks Division. Dawn Warrick - Development Coordinator Submittal requirements were adequate. Additional plat requirements include labeling the adjacent property owners. Are 2 splits being requested as shown or one as described in the approval by County Planning? Only the requested action may appear on the plat being reviewed for approval. Warrick: They originally talked about making 3 pieces of property out of this and that is why on the plat you see 3 tracts of land. We're considering a request for Tract A being created on it's own and the remainder Tracts B and C being left as 1 piece of property. Make a change to show the correct configuration of lots. Regarding street requirements, will the existing driveway be shared? Blew: Warrick: That has not been discussed. We would recommend that the driveway that runs down the new lot be a shared Plat Review Minutes June 30, 1999 Page 3 driveway. Blew: That's the way it's built right now. There were no parking requirements. Regarding lot requirements, show the existing septic system including the lateral fields. County approval was granted on May 20, 1999 allowing the creation of 2 tract containing 2.03 acres and 6.88 acres. In order for this project to continue in the cycle, all requested revisions and additional information must be added to the plat and 37 revised copies must be submitted to the Planning Division no later than 10 a.m. on Wednesday, July 7, 1999. Ron Petrie - Engineering Regarding water, an eight inch water line is existing along the south side of Wheeler Road. Combine the 30 foot access easement with the utility easement. Sanitary sewer is not available. Confirm that the septic system for the existing house is located entirely on Tract B. Utility Comments Mike Phipps - Ozarks Electric I didn't get out there to look at this. I know where Connely's place is out there. He has overhead power to his house. That will have a 30 foot easement with it. Show the existing power lines on there with the 30 foot easement. The house is in the back and the kennels are toward the front. Blew: The kennels are bigger than his house. Kevin Lefler - TCA Cable We don't have cable out that far. We probably will have it in the next couple of years We would Just follow the power in. Bob Falk Southwestern Bell The easement shown on here would be adequate. Plat Review Minutes June 30, 1999 Page 4 LS99-17: LOT SPLIT WILLIAMS, PP474 This item was submitted by Fletcher Williams for property located at 406 Double Springs Road The property is in the planning growth area and contains approximately 5.035 acres. The request is to split the property into 2 tracts of approximately 1 acre and 4.035 acres. Fletcher Williams was present on behalf of the project. Regarding street requirements, Double Springs Road is classified as a minor arterial on the city's Master Street Plan requiring a total of 90 feet of right of way. Dedication of 45 feet from centerline is required for this request. Does the existing house use the southern access easement for a driveway? Williams: No. There is a driveway on the 5 acres. That is on an additional 10 acres that I own. Warrick: Does this have a driveway somewhere along the frontage? Williams. Yes. • Plat Review Minutes June 30, 1999 Page 5 Warrick: And the back piece of property will use the access easement. Williams: Yes. Warrick: Is there a way the house could access of the easement? Williams. It could. Warrick: That may be a consideration in the future. Double Springs Road is bound to become a more utilized street especially with it being upgraded in the future to a minor arterial which is what our plan calls for. Just for the purposes of safety, in the future you may want to combine those driveways. Williams: The present driveway comes close to the house and I might want to sell it. That is part of the reason for it. Regarding lot requirements, show the existing septic system including lateral field(s). • County approval was granted on June 7, 1999 with the following conditions: 1. The developer shall be responsible for installing an appropriately sized culvert where the proposed easement meets the county road. 2. An appropriate signature block for the County Planning Board, Road Superintendent, and County Judge shall be provided and signed. The plat shall be filed of record and one reproducible copy returned to the Planning Office. In order for this project to continue in the current cycle, all requested revisions and additional information must be added to the plat and 37 revised copies of the project must be submitted to the Planning Division no later than 10 a.m. on Wednesday, July 7, 1999. Confirm that the septic system for the existing house is located entirely on the 1 acre tract. • Utility Comments • Plat Review Minutes June 30, 1999 Page 6 Mike Phipps - Ozarks Electric We have an overhead power line along Double Springs Road and it should be on the right of way. We have a 30 foot easement with the line centered and 15 feet on each side of it existing and that needs to be shown. 15 feet of that would be in the right of way. There is a 10 foot building setback. We really need a 20 foot easement. I'd like to have 10 feet on either side of this since you own that property to the south. Williams: Okay. Phipps: In the back where it has the 20 foot building setback, label that utility easement, too. Williams. Okay. Kevin Lefler - TCA Cable We have service on the front on the electric poles. There's no problem serving them. We'll • come down the south side and the utility easement is fine there. Bob Falk - Southwestern Bell The easements as changed are fine.
