Mountain, Fayetteville, Arkansas. UTILITY REPRESENTATIVES PRESENT: Dennis Burrack, Rick Evans STAFF PRESENT: Alett Little, Rich Lane, Jim Beavers, Beth Sandeen, Chuck Rutherford, Perry Franklin, Dawn Wamck, and Heather Woodruff. Item: LS97-2.00:TIPTON LOT SPLIT The item was submitted by Marvin Bohannon on behalf of D. W. Tipton for property located south of Dot Tipton Road and west of 54th Street. The property is in the county and contains approximately 3.49 acres. Remove line between Tract C and D unless a property line adjustment is being sought at this time, with this application. Proposed & Existing Street rights of way and easements: Subdivision of Land: Tract D cannot be shown on this plat unless it is being adjusted to an adjoining property, if it is, the adjoining property must be shown also. The legal description for Tract C should be extended to include the description for Tract D. Arkansas Western Gas- Rick Evans- 521-1141 No comments Ms. Warrick stated they would need 37 copies of revisions by 10:00 a.m. Monday. • • • Item: LS97-3.00: LOT SPLIT FOR SUSAN CRONIN The item was submitted by Susan Cronin for property located north of Shelton Road and east of Hwy 71B at 356 Skelton Road. The property is zoned R-1 (Low Density Residential) and contains approximately 4.89 acres. Trails: Location of Utilities, Easements, ROW: Comments: Ms. Little asked when Ms. Cronin was going to begin construction. Ms. Cronin stated it would be in March. Ms. Little suggested constructing both sidewalks at one time to be more cost effective. Ms. Cronin asked when she had to construct the sidewalks. Mr. Rutherford replied the sidewalk on Tract A needed to be in before the lot split is granted, but she could construct them all at once. • • • Traffic -Perry Franklin- 575-8228 Street Names. Street Lights: Install one street light on lot corner if there are no street lights located within 300'. Comments: Ms. Cronin thought there was an existing light to the east and one about a lot down. Parks -Nancy Dugwyler- 444-3472 Land Dedication Requirement: Money in Lieu: $300 green space fee due when she applied for a building permit. Vehicle access to Park Land: Pedestrian Access Easements: Drainage through Park: Planning -Dawn Warrick -575-8267 Plat Information: Add plat page 679 to title block. Dimension Skelton Street from centerline. Show and dimension any existing easements. Proposed & Existing Street rights of way and easements: Dedicate 5' of right-of-way on Skelton street to bring right-of-way to 25' from centerline adjacent to this location. Subdivision of Land: Variance granted by board of Adjustments 3/4/96 which allows for two single family units with only 130' of total frontage instead of the standard 140'. Comments: Ms. Warrick asked Ms Cronin if she would be using septic or city sewer. Ms. Cronin replied she would be using sewer. Mr. Beaver added Ms. Cronin might need to add a private water pump to achieve the water If a • pressure she needed. UTILITIES SWEPCO- Dennis Burrack-973-2308 Mr. Burrack stated they had a power end at the northeast corner. He asked if she had any plans to split the Tots again. Ms. Cronin stated she did not have any plans to split again. Mr. Burrack stated there were some exterior easements. There was one on the east side, off site, which the utilities could use to access her property. It would be helpful if she was to show the easements on Edgehill. He thought there was a possibility that other utility companies could use them. Mr. Cronin asked if the easement included water. Mr. Beavers stated waterline were only in the street. • SW Bell- Andy Calloway -442-3170 Need to contact Tom McLlory for their requirements. • TCA Cable- Kevin Leflar- 521-7730 Requested the same easements and considerations as power and telephone companies. The property is zoned R-1 (Low Density Residential) and contains approximately 0.26 acres. Mr. Jorgensen did not believe there were any utilities in the easement. He had seen all the forms and information to all of the utility companies and none of them had a problem with the vacation. Mr. Beavers added he would not sign off on the plat until the water meter is moved to the new property line. Ms. Warrick stated they would need 37 revised copies by Monday at 10:00 a.m.
