Mountain, Fayetteville, Arkansas. UTILITY REPRESENTATIVES PRESENT: Dennis Burrack, Mike Phipps, and Johney Boles. Other Comments: Mr. Lynn Farrell stated they had moved the south property line of tract A to allow for more parking room so the trees would not have to be disturbed. A revised plat refecting this change was distrubuted to staff. Ms Little stated they would need at 25' public access along the west side to help provide for future circulation. There is a subout on the east side which can connect with Jewel Street to the south. They would make the right -of -way available in the future in case the surrounding area was developed. Mr. Farrell described the property and informed them that the potential buyers did not plan to develop for several years. They would have to locate the line and would require a 30' easement to over the line. The line would have to be centered in the easement. The line would have to be located before the easement was surveyed. The amount of the improvement would have to be shared by all three tracts of land and the City would need a letter of credit for 150% of the amount or a cash deposit of 150%. 25' right-of-way would be fine. He though they might need a three phase pad on a transformer setting and he did not know where they would place it unless it was by the cooler.
