MINUTES OF SUBDIVISION COMMITTEE MEETING
A meeting of the Fayetteville Subdivision Committee was held on Thursday, June 15, 1995 at 10:30 a.m., in Room
111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas.
MEMBERS PRESENT: Jerry Allred and Jana Britton
OTHERS PRESENT: Don Bunn, Alett Little, Janet Johns, and others.
PRELIMINARY PLAT - PINECREST PHASE II
BMP DEVELOPMENT - E OF SALEM, N OF ESSEX
The first item was the preliminary plat for Pinecrest Phase II, submitted by Kurt Jones on behalf of BMP Development
for property located east of Salem Road, north of Essex Drive. The property was zoned R -I .5, Moderate Density
Residential and contains 15.2 acres.
Ms. Little stated the plat was revised and tree preservation plan was attached and the requirements of the flood plain
ordinance in effect at the time the plat was submitted had been met and staff recommends to Planning Commission they
accept the plat under the old flood plain ordinance.
Discussion ensued regarding off-site easement on Walnut View and Mr. Jones stated there was no easement.
MOTION
Mr. Allred made a motion to approve the preliminary plat and forward same to the Commission.

Ms. Little stated the aisle width on the van accessible parking space had been revised and the required easements had
been located.
Mr. Bunn requested cooperation with the developer for construction of the drive which would be over sewer lines.
Discussion ensued.
MOTION
Mr. Allred made a motion to approve the large scale development and forward same to the Commission.

Ms. Little stated widths of the streets and right of ways and alleys had been added. Further Ms. Little stated there would
be three on street parking spaces to avoid traffic backing out on the street.
Discussion ensued regarding filling in the alley and Ms. Little stated there was a dump in the alley and consensus at Plat
Review Committee meeting was not to allow same to be filled and brought to grade Mr. Cozart stated it would be
cleaned up.
MOTION
Mr. Allred made a motion to approve the large scale development and forward same to the Commission.
Ms. Britton seconded the motion.
