HomeMy WebLinkAbout1994-12-15 - Minutes• • • MINUTES OF A SUBDIVISION COMMITTEE MEETING A meeting of the Fayetteville Subdivision Committee was held on Thursday, December 15, 1994 at 10:30 a.m., in Room 326 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. MEMBERS PRESENT: Kenneth Pummill, Chuck Nickles and Tom Suchecki OTHERS PRESENT: Alett Little, Tim Conklin, Don Bunn, Dale Youngman, Bob Gage, Gary Rawl, Mel Milholland, and others FINAL PLAT - TAMMY SUBDIVISION DALE YOUNGMAN - N OF ZION, E OF HWY 265 The first item was a final plat for Tammy Subdivision submitted by Dale Youngman, for property located north of Zion and east of Highway 265. The property is zoned A-1, Agricultural and contains 7.74 acres with 2 proposed lots. Staff had no comments regarding the plat. MOTION Mr. Suchecki moved to forward the plat to the Planning Commission. Mr. Pummill seconded the motion. • • • Subdivision Committee December 15, 1994 Page 2 LARGE SCALE DEVELOPMENT - ARKANSAS WESTERN GAS COMPANY ARKANSAS WESTERN GAS COMPANY - SOUTH OF BORICK AND EAST OF ARMSTRONG The next item was a large scale development for Arkansas Western Gas Company submitted by Gary Rawl, Hight Jackson Associates on behalf of Arkansas Western Gas Company for property located south of Borick Street and east of Armstrong Road. The property contains 1.25 acres and is zoned I-2, General Industrial. Mr. Conklin advised Mr. Bunn had commented the water lines for fire protection service would have to be approved by both the City and the State Health Department. Mr. Rawl stated he had attempted to contact Chief Jackson regarding the fire hydrant locations. He noted he would work out the locations prior to the Planning Commission. MOTION Mr. Suchecki moved to forward the plat to the Planning Commission. Mr. Pummill seconded the motion. • Subdivision Committee December 15, 1994 Page 3 LARGE SCALE DEVELOPMENT — SHILOH MOTEL LAWRENCE HONG — WEST OF SHILOH ROAD, NORTH OF OLD FARMINGTON ROAD The next item was a large scale development for the Shiloh Motel submitted by Dennis Becker on behalf of Lawrence Mong for property located west of Shiloh and north of Old Farmington Road. The property contains 2.86 acres and is zoned C-2, Thoroughfare Commercial. Bob Gage was representing Mr. Becker. Mr. Conklin advised there had been a question regarding the curb cut for the drive but, since the drive was divided for one-way in and one-way out, staff considered it to be one drive rather than two. He also noted the developer had submitted the tree preservation plan. He asked if the developer planned to construct the second phase together with the first. Mr. Gage stated he believed both phases would be constructed together. Mr. Pummill noted the development met all of the criteria of the Overlay District. Mr. Conklin noted there had been some discussion regarding the utility services being overhead rather than underground at the plat review meeting. Mr. Gage advised they had reached an agreement with the Park Inn so they could place a pole at the rear of Park Inn and then bury the lines from the pole into the development. In response to a question from Mr. Suchecki, Mr. Gage stated Mr. Mong owned the • adjacent property to the west. • MOTION Mr. Nickle moved to forward the plat to the Planning Commission. Mr. Suchecki seconded the motion. • • • Subdivision Committee December 15, 1994 Page 4 FINAL PLAT - BROOKHAVEN ESTATES BMP DEVELOPMENT - N OF STUBBLEFIELD, W OF OLD MISSOURI RD. The last item was a final plat for Brookhaven Estates submitted by Mel Milholland on behalf of BMP Development Inc. for property located north of Stubblefield and west of Old Missouri Road. The property contains 32.75 acres with 57 lots and is zoned R-1, Low Density Residential. Mr. Conklin advised that, since the subject plat was a final, street names would be necessary prior to approval. In response to a question from Mr. Nickle, Mr. Milholland advised the bank would be 11 to 12 feet in height and back sloped. Mr. Nickle asked if there were any off-site improvements required. Mr. Milholland advised they had been required to loop the water line through the Bishop property and contribute $10,000 toward improvements to Stubblefield Road. Mr. Pummill advised he liked the appearance of the entry on Old Missouri. He also complimented the engineer on the erosion control methods used on-site. Mr. Conklin advised the developer cul-de-sac to the south.
