MINUTES OF A SUBDIVISION COMMITTEE MEETING
A meeting of the Fayetteville Subdivision Committee was held on Thursday, January
14, 1993 at 10:30 a.m., in Room 111 of the City Administration Building, 113 West
Mountain Street, Fayetteville, Arkansas.

PRELIMINARY PLAT - NORTHWEST ACRES, PHASE IV
DR. JAMES MOORE - N OF WEDINGTON, W OF RUPPLE
The only item on the agenda was a request for approval of a preliminary plat for
Northwest Acres, Phase IV, submitted by Dave Jorgensen on behalf of Dr. James
Moore for property located north of Wedington and west of Rupple Road. The
property contains 10 acres with 23 proposed lots and is presently zoned R-1, Low
Density Residential.
Mr. Allred pointed out the lots in the subdivision would fit in R-1 zoning so they did.
not need to discuss the zoning.
Mr. Jorgensen explained the street dead -ended at Lot 13 because there was a deep
ravine at that location. He also pointed out the east -west street would provide
access for future development. He advised the street location could change in order
to line-up with other development. He explained they were requesting a rezoning
to R-1.5. He further noted he believed the use of the property should always be on
the plat.
Ms. Britton stated she understood that Dr. Moore did not want to put single-family
homes in this area but, if they constructed duplexes, the adjoining property would
be developed in duplexes and it would go on and on. She advised there had to be
some type of transition. She further noted it was not so much duplexes as the
quality of the duplexes in that area. She stated the neighborhood was new and was
already deteriorating.
Mr. Jorgensen agreed some of the duplexes in the area were not of good quality but
he did not believe that could be controlled by the Planning Commission. He further
stated he was in favor of mixing zoning but, in this case, he did not believe single-
family homes would sell in this area.
Ms. Britton pointed out that, if part of the adjoining 47 acres were to be developed
as single-family homes, there would be an entire neighborhood of single-family
homes.
MOTION
Mr. Suchecki moved to approve and forward the plat to the Planning Commission.
The meeting adjourned at 10:45 a.m.
