HomeMy WebLinkAbout1992-10-15 - Minutes• • • MINUTES OF A SUBDIVISION COMMITTEE MEETING A meeting of the Fayetteville Subdivision Committee was held on Thursday, October 15, 1992 at 10:30 a.m., in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas MEMBERS PRESENT: Tom Suchecki and Jana Lynn Britton OTHERS PRESENT: Don Bunn, Chester Dean, Kirby Estes, Steve Adams, and Sharon Langley LARGE SCALE DEVELOPMENT - ENGINEERING RESOURCES, INC. CHESTER DEAN - NE CORNER OF PUMP STATION RD. & LEEPER The first item on the agenda was a request for approval of a large scale development requested by Chester Dean and Kirby Estes on behalf of Engineering Resources, Inc. for property located at the northeast corner of Pump Station Road and Leeper. The property contains 10.04 acres and is zoned I-2, General Industrial. Mr. Adams explained the function of the operation and that this project was a pilot project. Mr. Dean stated he had arranged a meeting with the Fire Chief to allow him to review their plans. He noted the Chief had no objections. Mr. Bunn explained at plat review they had asked that the drive be relocated further from Pump Station Road. He pointed out they had relocated the road. There was also discussion regarding location of the dumpster. Mr. Dean agreed to talk to Greg Fields, Sanitation Department, regarding the location. Mr. Bunn also noted he would need grading and drainage plans for the site. He asked if they had met with the industrial pre treatment staff. Mr. Adams stated they had and were in the process of working with her. MOTION Mr. Suchecki moved to approve the large scale development subject to staff comment. Ms. Britton seconded the motion. LARGE SCALE DEVELOPMENT - M & B DUPLEXES MEL MILHOLLAND & JAY BERRYMAN - N OF SYCAMORE, E OF GREGG The last item was a large scale development for M & B Duplexes presented by Milholland Engineering and Jay Berryman for property located on the north side of Sycamore, east of Gregg. The property consists of 1.5 acres and is zoned R-1, Low Density Residential (conditional use being applied for) . Ms. Langley noted there was no one present to represent this item. Ni • • • Subdivision Committee October a 1992 Page 2 15) Mr. Dean explained he represented Mr. Berryman's company (however, not this project) and would be happy to convey any questions to him. Ms. Britton asked why the lots were divided the way they were. She pointed out they had not built on the front portion of Lot 9. Mr. Bunn explained they were incorporating a part of Lot 9 into their development. Ms. Langley stated it appeared there had been a lot split on this property. She noted she would determine that the property was legally split. Ms. Britton stated she thought that in R-1 zoning an applicant could put only one duplex per lot. Ms. Langley stated Ms. Little, Planning Director, had approved the density of this large scale. The Committee forwarded this item to the Planning Commission with no recommendation since the parties were not present. The meeting adjourned at 10:45 a.m.
