MINUTES OF A SUBDIVISION COMMITTEE MEETING
A meeting of the Fayetteville Subdivision Committee was held on
Thursday, Aprilfie, 1992 at 10:30 a.m., in Room 111 of the City
Administration Building, 113 West Mountain Street, Fayetteville,
Arkansas.

CONCURRENT PLAT - WALNUT HAVEN ADDITION
HARRY GRAY - SE CORNER OF SALEM & TIMBERLINE
The first item on the agenda was a request for approval of a
concurrent plat for Walnut Haven Addition, presented by Harry Gray
on behalf of The Rogers Company, for property located at the
southeast corner of Salem and Timberline. The property is zoned R-
2, contains 1.20 acres with 4 proposed lots.
In response to a question from Ms. Britton, Mr. Gray pointed out
the locations of two street lights. He noted water and sewer was
available.

Ms. Britton asked that the driveway at the northernmost lot have
one drive to the north and one to the west.
Mr. Allred stated they had required other subdivisions to have only
one driveway for each lot. He suggested they allow only one curb
cut per lot.
Mr. Gray agreed and noted there could be a second drive on
Timberline but the lots facing Salem could only have one curb cut
per lot.
In response to a question from Ms. Britton, Mr. Gray stated sewer
and water were in. He further noted gas and electric were in on
the east side and he believed telephone cable was to the north.
MOTION
Ms. Britton moved accept the plat as a concurrent plat subject to
only one curb cut per lot on Salem Road.
Mr. Suchecki seconded the motion.

The final item was a request for review of a preliminary plat for
Woodlands Addition, presented by Harry Gray on behalf of The Rogers
Company, for property located at the northwest corner of Wedington
and Salem. The tract is zoned R-2, Medium Density Residential,
contains 9.97 acres and has 34 proposed lots.
Mr. Gray stated this property also would contain duplexes. He
explained there was an existing island on Salem Road which they
planned to cut to provide access from Salem to Ridgewood Place.

Mr. Joe Rodman, Farm Bureau Insurance, was concerned that Salem
Road was the only access to the property.. He stated there was
already a great deal of traffic from Salem onto Highway 16. He
stated this development would just add to the congestion at that
intersection.
Mr. Allred stated he did envision a signal system at some point at
that intersection. He pointed out Salem Road had been designed to
collect all of the traffic.
Ms. Little explained the Highway Department would not consider
signalization until they were presented with a large traffic count.
After discussion regarding collector streets in the area and the
traffic congestion, Mr. Allred suggested determining how many lots
had been constructed in the last 12 months which exited onto Salem.
He noted that information could be given to the State Highway
Department and inform them this was an area that was developing
rapidly.

Mr. Gray noted traffic count had to reach a certain amount before
the Highway Department would add a traffic light.
It was also agreed this information would be passed on to the
Traffic Department for their information.
Mr. Gray pointed out that at some point in the future all of the
streets would be interconnected.
MOTION
Mr. Britton moved to forward the plat on to the Planning Commission
with their recommendations and the recommendations of staff.
Mr. Suchecki seconded the motion.
The meeting adjourned at 10:55 a.m.
