HomeMy WebLinkAbout1992-02-27 - Minutes• • MINUTES OF A SUBDIVISION COMMITTEE MEETING A meeting of the Fayetteville Subdivision Committee was held on Thursday, February 27, 1992 at 10:30 a.m., in Room 326 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. MEMBERS PRESENT: OTHERS PRESENT: Jana Lynn Britton, Jerry Allred, and Tom Suchecki Don Bunn, Dave Jorgensen, and Sharon Langley FINAL PLAT - REPLAT OF FOX RUN ADDITION DAVE JORGENSEN - S OF HWY 45, OUTSIDE CITY LIMITS The first item on the agenda was a request for approval of a final plat for the replat of Fox Run Addition, on behalf of the Lindsey Family Trust, for property located outside the City Limits south of Highway 45. The subject property consists of 181.2 acres with 28 lots proposed. In response to a question from Ms. Britton, Mr. Bunn explained there would be a collection system instead of a normal sewer. Mr. Jorgensen explained there would had to have been a forced main from the project over to the city system in order to hook into the sewer system. He further explained the State Health Department had seen the proposed septic plan and was in the process of its final review. Mr. Bunn pointed out they did not want to see lots sold before the Department of Health had approved the septic system. He suggested that approval of the plat be contingent upon approval by the State Health Department. Mr. Jorgensen noted the plat had to also be approved by the county. MOTION Ms. Britton moved to recommend approval subject to Health Department approval. Mr. Suchecki seconded the motion. The motion passed unanimously. PRELIMINARY PLAT - KEATING SUBDIVISION DAVE JORGENSEN - E OF CROSSOVER, S OF MISSION • The final item to be reviewed was a preliminary plat for Keating Subdivision presented by Dave Jorgensen on behalf of Dick and Bill rZ • • • Subdivision Committee February 13, 1992 Page 2 Keating for property located east of Crossover Road and south of Mission Boulevard. The property consists of 12.24 acres with 44 lots proposed. The property is zoned R-2, Medium Density Residential. In response to a question from Mr. Allred, Mr. Jorgensen explained the corner lots would be duplexes and the remainder would be single family homes. Mr. Jorgensen pointed out a portion of the property would need to be rezoned from C-2 to R-2 zoning. He explained the only duplexes proposed were those shown on the plat. He further explained those lots containing duplexes would need to be designated prior to construction in order to provide adequate utility lines, etc. Ms. Britton asked if the side street to the north was an access to whatever developed to the north. Mr. Jorgensen explained that, in the purchase of the subject property, the Seller required the street to the north for access to the north. Mr. Allred noted that Cherokee Street would enter into Sequoyah Woods Addition. He pointed out this development would tie in with Sequoyah Woods rather than to the development to the south. Mr. Jorgensen pointed out there was a buffer strip between the subject development and the development to the south. MOTION Ms. Britton moved to recommend approval of the plat subject to staff comments. Mr. Suchecki seconded the motion. Mr. Allred expressed his opinion that they should not put arbitrary regulations on a piece of property, but should follow the guidelines of the way the property was zoned. Members of the subdivision committee requested the Planning Director determine whether information on the plat was binding. The motion carried unanimously. The meeting adjourned at 11:00 a.m.
