MINUTES OF A SUBDIVISION COMMITTEE MEETING
A meeting of the Fayetteville Subdivision Committee was held on
Thursday, June 27, 1991 at 10:30 a.m., in Room 111 of the City
Administration Building, 113 West Mountain Street, Fayetteville,
Arkansas.
MEMBERS PRESENT: Joe Tarvin, Charles Nickle, and Jack
Cleghorn

FINAL PLAT - PARADISE PLACE
TOM HOPPER - W OF CROSSOVER, S OF JOYCE
The only item reviewed by the Committee was a request for final
plat approval for Paradise Place, located to the west of Crossover
and to the south of Joyce, presented by Wayne Lane, Crofton and
Tull. The property consists of 18.7 acres with 32 lots proposed.
The property is zoned R-2, Medium Density Residential.
In response to a question from Mr. Tarvin, Mr. Bunn explained the
applicant would need to execute a Bill of Assurances for
uncompleted improvements, there would need to be a notation on the
plat restricting the property to single family dwellings since the
zoning for the area was R-2. He explained the applicant had
requested a reduction of the 50 -foot water line easement. He
stated there was apparently a problem in fitting a house on lot 8,
block 3 which would comply with the subdivision covenants. Mr.
Bunn stated he was not inclined to reduce the easement. He
explained the applicant could ask the Planning Commission for the
reduction, if they so desired.
Mr. Nickle suggested they could make lots 7 and 8 into one lot.
Mr. Bunn stated the lots were platted into two lots and that was
the way the preliminary plat had been approved. He suggested the
standards in the subdivision covenants could be changed to allow a
smaller house on lots 7 and 8.
Mr. Lane pointed out the Gas Company had requested an easement to
be shown on Lot 7, Block 3 and the plat had been changed to reflect
that.
Mr. Tarvin questioned on Lot 7, Block 2 if the 15 -foot utility
easement was within the 50 -foot water easement.
• Mr. Lane stated it appeared that it was within the 50 feet. He
pointed out it had been like that on the preliminary plat.

Mr. Bunn stated they apparently had been trying to avoid crossing
the water line in order to provide individual service. He stated
they could have brought it along the east side of lot 7.
Mr. Lane pointed out there was a utility easement along the east
side of lot 7, bordering the water line. He stated he believed
that was where the sewer line was located.
Mr. Bunn stated he would check out the easement.
MOTION
Mr. Nickle moved to recommend approval of the final plat subject to
the plat review comments, in particular with regard to the utility
easement concerns the city engineer has across lots 7 and 8.
Mr. Cleghorn seconded the motion.
