MINUTES OF THE SUBDMSION COMMITTEE
OF THE FAYETTEVILLE PLANNING COMMISSION
A meeting of the Subdivision Committee of the Fayetteville Planning Commission
was held on Wednesday, October 4, 1989 at 1:00 p.m. in Room 111 of the City
Administration Building, 113 West Mountain Street, Fayetteville, Arkansas.

PRELIMINARY PLAT OF PARADISE VIEW ESTATES
JIM LINDSEY - W OF CROSSOVER, S OF JOYCE ST
The only item for review was a preliminary plat of Paradise View Estates
submitted by Jim Lindsey and represented by Crafton, Tull & Associates for
property located west of Crossover and south of Joyce Street and zoned R-2,
Medium Density Residential with 7.5 acres and 19 proposed lots.
Chairman Nash asked Everett Balk, the representative, if he had submitted the
notification of the adjoining property owners. He answered, yes.,. and_submitted
them to the City Planning Secretary, Elaine Cattaneo.
Chairman Nash asked if he was aware of the parks fees. Mr. Balk answered, yes,
and stated that they plan to pay the money in lieu.
Chairman Nash asked if they had chosen a name for the street. Mr. Balk stated
that they had chosen "Par Way" for the street running north and south and "Eagle
Drive" for the street running east and west. Ms. Cattaneo advised him that the
water meter division had stated that they would have to choose another name for
"Eagle Drive" because it is so close to the same as a couple of existing
streets. She noted that he should get in contact with Jim Johnson of the Water
Meter Division and work out a name.
Chairman Nash advised that the length of the cul-de-sac exceeds the
requirements. Mr. Balk stated that they no longer have a cul-de-sac.
Ms. Cattaneo stated that the legal description refers to "Benton County" instead
of "Washington County" so that needs to be changed.
Mr. Springborn asked if the plat shows the wooded area Mr. Balk stated that
there are very few trees on this tract, but he will show the tree line on the
plat.

Chairman Nash stated that the City Engineer's staff report recommends approval
of this subdivision subject to payment of the parks fees, filing of subdivision
covenants if there are any, approval of all the utilities by the Engineering
Office and the construction of sidewalks along one side of the proposed street
and along Highway 265.
Mr. Balk stated that they show sidewalks on their plat.
In answer to a question from Chairman Nash, Mr. Balk stated that the streets
will be 31' back to back, curb & gutter and probably asphalt. Chairman Nash
stated that they will need to show on the final plat what the street will be
surfaced with.
MOTION
Mr. Springborn moved to approve the preliminary plat subject to Plat Review
comments, payment of the required parks fees, filing of subdivision covenants
if any, obtaining approval of water, sewer, street & drainage plans by City
Engineer's office and sidewalks, seconded by Nash. The motion passed 2-0-0.
