HomeMy WebLinkAbout1987-07-09 - Minutes• • MINUTES OF THE SUBDIVISION COMMITTEE OF THE FAYETTEVILLE PLANNING COMMISSION A meeting of the Subdivision Committee of the Fayetteville Planning Commission was held on Thursday July 9, 1987 at 3:30p.m. in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. MEMBERS MEMBERS PRESENT: Frank Farrish, B. J. Dow and Stan Green ABSENT: NONE LARGE SCALE DEVELOPMENT PLAN JIM LINDSEY CONSTRUCTION - 4044 N. COLLEGE The first item of consideration was a Large Scale Development Plan for an addition to the State Social Services Office. Submitted by Lindsey Construction and represented by Andy Kitsinger. Property zoned C-2, Thoroughfare Commercial District. Dow asked Carlisle if the additional parking met the requirement and Carlisle replied "yes". MOTION Green moved to approve the LSD as presented contingent upon proof of notification, seconded by Dow. The motion to approve passed unanimously. Carlisle explained all she lacked for the file was a copy of the newpaper ad. She said she did see it in the paper, but neglected to cut it out. PRELIMINARY APPROVAL FOR SUBDIVISION PLAT SAM MATHIAS - HILLSIDE SUBDIVISION The second item of consideration was a preliminary plat of Hillside Subdivision submitted by Sam Mathias and represented by Dave Jorgensen of Jorgensen & Associates. Property contains 5.77 acres with 15 total lots proposed. Property zoned R-1, Low Density Residential District and located east of Old Wire and Cardinal Drive. Dow stated the revised plat did not reflect the request from Don Bunn for a separate utility and sewer easement. Dave Jorgensen said he would have it separated for the Planning Commission a4 • • Subdivision meeting July 9, 1987 Page 2 Meeting on Monday. Dave Jorgensen said the developer had decided to rename the street to Cardinal as recommended by Mickey Jackson from the Plat Review comments. Carlisle asked what did the developer propose to do with the unbuildable lot 10. Jorgensen said the developer had decided to sell lot 10 with lot 9. Dow added the only other item she had was a personal thing. She said the sidewalk on the plat showed to abut the curb. She asked if there was any reason why the sidewalk could not be setback a little with some green space in between the curb and sidewalk. Farrish clarified that was not required by Code. Jorgensen said he would not have a problem moving the sidewalk back. Jorgensen said the easement on lot request would have developer wanted to know if the 20' utility 15 could be reduced. Farrish explained that to go to the utility companies. Carlisle asked if Mr. Jorgensen had proof of::notification of all adjoining property owners. Jorgensen said the return receipts were not all in and would have them on Monday. Carlisle asked how the developer was going to pay the parks fee. Jorgensen advised the Developer was going to pay the lump sum of $1575.00. Carlisle asked if the developer was going to renumber the lots because of the unbuildable lot 10. Jorgensen said the developer was going to keep the proposed 15 lots as shown on the plat and sell lot 10 with lot 9.
