ELKHART PRODUCTS CORP. - LSD
3265 HIGHWAY 71 SOUTH - ERVAN WINBLERLY
The only item of consideration was the Large Seale Development for
Elkhart Products Corporation (EPC) for a Tube Mill addition, located
at 3265 Highway 71 South. This property is zoned I-1, Light Industrial,
Heavy Commercial. This LDS was submitted by Elkhart Products Corporation
and represented by Ervan Wimberly of Northwest Engineers and Michael
Crider EPC Plant Manager
Jacks advised screening would be required on the North side of this
property and Wimberly stated the property to the North had been purchased
by EPC today and Carlisle asked how large the parcel was they had
purchased to the North and Wimberly stated 5.76 acres.
Madison stated the existing parcel that was purchased was R-1 and
regardless of who owned it the screening would be required.
Green stated there should be something they could work out for the
screening requirement because it would be silly to sereen themselves
from themselves.
Dow stated there is natural sereening on the North side of this property.
Jacks asked if proof of notifieation had been submitted and Carlisle
stated it was in last nights newspaper. Jacks then said screening
would be the only requirement and they could ask for a waiver of 10%
landscaping for which is already in existanee.
MOTION
Madison moved to approve the LSD for EPC and reeommended a Bill of
Assurance for a sidewalk along Highway 71 South and further recommended
a waiver of the screening requirement on the North with the substition
of 10% landscaping which is present. Dow seconded and, upon roll
Ball, the motion passed 4 0-0.
