MINUTES OF THE SUBDIVISION COMMITTEE
OF THE FAYETTEVILLE PLANNING COMMISSION
A meeting of the Subdivision Committee of the Fayetteville Planning
Commission was held on Thursday July 10, 1986 at 4:00 p.m. in Room
111 of the City Administration Building, 113 W. Mountain Street,
Fayetteville, Arkansas.
MEMBERS PRESENT: ERNIE JACKS, SUE MADISON, STAN GREEN AND B.J. DOW
MEMBERS ABSENT: NONE

1910 -OLD WIRE ROAD

Today's item of consideration was a proposed addition to Sequoyah
United Methodist Church located at 1910 Old Wire Road and represented
by Delvin Nation. This property is zoned R-1, Low Density Residential
District.
Jacks asked if adjoining property owners had been notified and Delvin
Nation said he had submitted proof of notification to Sandra Carlisle.
Jacks inquired about the view obscuring fence between the parking
and the Residential District which is to the South and Madison asked
why not to the North which is also Residential District and Carlisle
stated that should have been picked up when the existing building
was build she also stated she could not go back after the fact and
require fencing on the North property line. Madison stated she would
approved this addition based on a written opinion from the City Attorney
as to the screening on the North property line.
Jacks stated Powell's comments from Plat Review stated the City would
accept a dedication of R -0-W on Old Wire Road and a Bill of Assurance
on the street and sidewalk improvements on Old Wire Road as a maximum.
Madison questioned the overflow parking lot located East of the required
parking she then added it must to be paved, City Code requires durable
and dust free at that point Nation took the overflow parking off
the plan.
Green asked Carlisle to ask the City Attorney for a revised opinion
of the meaning of durable and dust free.
Dewitt Smith stated that on the North property line there is an existing
hedge and Jacks stated they may have to supplement the hedge to some
degree. Green stated they could asked for a waiver of 10% landscaping

with 18 inches minimum.
MOTION
Madison moved approval of the Large Scale Development subject to the
Plat Review comments, installation of view obscuring fence or vegetation
on the South, an opinion in writing from the City Attorney on requirements
to the North, accept a dedication of R -O -W along Old Wire Road and
a decision on improvements to Old Wire Road with a maximum of curb
and gutter and one half of paving the street and accept a bill of
assurance on a sidewalk along Old Wire Road. The motion passed 4-0-0
There being no further discussion, the meeting adjourned at 4:45 P.M.
