MINUTES OF A SUBDIVISION COMMITTEE MEETING
A meeting of the Fayetteville Subdivision Committee vas held on Thursday,
January 23, 1986 at 4:00 P.M. in Room 111 of the City Administration
Building, 113 West Mountain Street, Fayetteville, Arkansas.
MEMBERS PRESENT: Ernie Jacks, Sue Madison and Stan Green
MEMBERS ABSENT: None

HWY. 265 NORTH OF ZION ROAD
Jacks inquired as to the future land use for this area and Jones,
City Codes Technician, advised that R-1 is planned. She added that
the developer, Cooper Lee has supplied mailing addresses of adjacent
property owners so that agendas may be mailed from the Planning Office.
Jones advised that Lee will require a lot split which can be handled
administratively if this development is approved. She said he is
proposing a septic tank because there is no sewer near enough to connect
to and noted that lack of sewer is one criteria on which to deny a
large scale development although she felt that, in this case, the
proposed development would lend less of an impact to the property
than a duplex which is also allowable in A-1 without Conditional Use.
Madison inquired as to storage of fertilizer bags and landscaping
stones and Lee replied that he is providing a section towards the
rear of the development area for these and will construct a privacy
type fence around that area.
Madison asked if there were any problem dedicating the required 5'
additional right-of-way along Zion and Lee replied there was not.
She also noted required sidewalk along Hwy. 265 and thought a Bill
of Assurance for same was acceptable to which Lee agreed.
Madison asked about trash pickup and Lee replied that he intends to
utilize a shredder but for now will use cans.
MOTION
Jacks moved approval of this development contingent upon 1. 5' dedication
of r/w on Zion Road; 2. a Bill of Assurance for sidewalk along Hwy. 265
and; 3. the approval of the requested Conditional Use. Madison seconded
and the motion to approve passed 3-0-0.
There being no further business, the meeting adjourned at 4:15 P.M.
