HomeMy WebLinkAbout1985-03-25 - Minutes• • • A METING OF THE SUBDIVISION COMMITTEE A meeting of the Subdivision Committee of the Fayetteville Planning Commission vas held Monday, March 25, 1985 at 2:00 p.m. in room 111 of the City Administration Building, 113 W. Mountain Street, Fayetteville, Arkansas. MEMBERS PRESENT: Barbara Crook, Joe Tarvin, Sue Madison and Ernie Jacks MEMBERS ABSENT: None The meeting, regularly scheduled for Friday, March 22, 1985, was called to order by Chair Barbara Crook. NOMINATION Jacks moved to nominate Crook official temporary chairman, seconded by Madison and approved unanimously. HOWELL TRUMBO OFFICE COMPLEX 3808 FRONT STREET - VANTAGE SQUARE The first item of consideration was a large scale development submitted by Howell Trumbo for an office complex located at 3808 Front Street and represented by Don Hunnicutt. Crook asked Hunnicutt if there were any problems meeting Plat Review comments and Hunnicutt said he had changed the easement (on the north border) as requested and that he will work out the drainage with Powell. Hunnicutt said, although there is still an easement wrapping around the building, the water line will be discontinued in rear because Bunn has requested meters placed in the front. MOTION Jacks moved recommendation of a waiver of the maximum driveway width. Seconded by Madison, the motion passed unanimously. Crook asked if Hunnicutt understood the maintenance requirement for the drainage swale at the rear of the property and Hunnicutt replied that he did. Madison asked if there were any interior lights and Hunnicutt replied that none are shown. Crook noted that lights are on Front street. 123 • • • Subdivision Committee March 25, 1985 Page 2 MOTION Jacks moved to recommend approval of this development Plat Review comments and 2. approval of the request maximum driveway width. Madison seconded and the motion (Tarvin arrived at this time). RICHARDS FURNITURE DRAKE STREET AT N. COLLEGE subject to 1. for waiver on passed 3-0-0. The second item of consideration today was a large scale development plan for Richards Furniture located on Drake Street at N. College and represented by Robert Robinson of Ardel Construction. Crook asked if Robinson had any problem with Plat Review comments from the utility companies. Robinson noted that he was unsure as to the request by SWEPCO to file the easement. Crook advised Robinson to see the Planning Office for a form that needs to be executed and filed at the County Courthouse. Jacks asked if there were an exit onto College and Robinson replied that there was not. Crook asked about the request to indicate the truck berth and the clerk responded that it needs to be labeled as such on the plat. Crook asked about the dumpster location and Robinson said he has moved it to a site recommended by the Sanitation Superintendent. Crook noted that a written request for waiver of the maximum driveway width is needed and Robinson said he would take care of this. Madison asked if the building setback the high pressure gas line near Drake, that sidewalk will be constructed on bill of assurance will be acceptable as per Administrator Jones, 3-27-85). MOTION had been changed to accomodate Robinson said it has. She noted Drake at this time. (*NOTE: A for sidewalk along N. College Jacks moved recommendation of this plat subject to I. Plat Review comments; 2. recommendation by this Committee for approval. of a waiver of driveway width maximum; and, 3. utility easements being written and filed. Tarvin seconded and the motion passed 4-0-0. There being no further business, the meeting adjourned at 2:30 p.m. 124
