MINUTES OF THE SUBDIVISION COMMITTEE
OF THE FAYETTEVILLE PLANNING COMMISSION
A meeting of the Subdivision Committee of the Fayetteville Planning
Commission was held on Friday, April 20, 1984 at 1:30 p.m. in Room
111 of City Hall.
MEMBERS PRESENT: Melanie Stockdell, Barbara Crook and Sue Madison
MEMBERS ABSENT: Stan Green
OTHERS PRESENT: James Cramer and Paula Brandeis
The meeting of the Subdivision Committee was called to order by Barbara
Crook.
MINUTES
The first item on the agenda was the approval of the minutes of the
Subdivision Committee meetings of February 24, 1984; March 9, 1984;
March 23, 1984; and April 6, 1984. Minutes were approved by a motion
from Sue Madison and seconded by Melanie Stockdell. Passed 3-0.
COLT SQUARE - PRELIMINARY PLAT
The second item on the agenda was the approval of the preliminary
plat for Colt Square, located on Green Acres Road and Colt Square
Drive; this had been tabled at the last meeting.
Barbara Crook advised of comments received from Bobbie Jones who was
unable to attend the meeting. She said that Jones stated that the
names in this subdivision are confusing. Jones said that Don Osburn,
Meter Department Superintendent, has suggested leaving the portion
of street bordering this block on the South named Colt Square Drive;
leaving the street bounding it on the East side Green Acres Road;
but changing the name of the streets bounding this block on the North
and West sides to different names. There have not yet been any buildings
constructed which would be addressed off the streets bounding this
block on the North and West sides. Action to change the name of these
streets would have to be taken by the Board of Directors.
Stockdell suggested calling the streets Colt Square East, West, South
and North to which Crook replied that this would be too confusing
to Mailpersons and City services.
Madison inquired whether or not the developer has a street named after
himself, to which Mr. Cramer of C & F Surveyors replied that he probably
did.
Cramer inquired as to the acceptability of calling the streets in
question Colt Street and Colt Avenue and the reply was that this would
be too confusing, also.

Stockdell said she thought the renaming of these streets should be
up to the developer.
Mr. Cramer stated that the developer, Johnie Bassett, was attracted
to names with a western influence, hence the name Colt Square.
Crook said that she had gone through the Plat Review Committee's comments
and found that most of the corrections asked for had been taken care
of. She stated that a record of notification of surrounding property
owners within one hundred feet would be needed at the Planning Commission
Meeting on Monday, April 23, 1984.
Crook stated that she had a problem discerning where the easement
for utilities was between lots two and three. The twenty foot easement
was clarified by Cramer as continuing between lots eight and nine
as well.
Cramer explained that the street lights are already in and Crook stated
that they are close enough to being within the 300 foot requirement
as to probably not require a variance.
Discussion followed as to exactly where the street name would change
and it was decided that it was up to the Post Office.
Sue Madison inquired about a sewer problem between lots three and
four. Crook explained that the sewer has been brought across from
the East across Green Acres Road and then came into the subdivision
to serve those lots.
Crook stated that she thought the Plat was not clear and Cramer clarified
the question of exactly where the sewer lines are.
Crook asked Cramer if he had any problem with any of the other Plat
Review comments to which Cramer responded he did not.
MOTION
Melanie Stockdell made a motion for approval, subject to the Plat
Review comments of cleaning up an area on the easement and clarifying
the street names. Motion seconded by Sue Madison. Motion passed
3-0.
There being no further business, the meeting was adjoured at 1:50.
