MINUTES OF A SUBDIVISION COMMITTEE MEETING
A meeting of the Subdivision Committee of the Fayetteville Planning Commission
was held at 1:30 P.M. on Friday, October 7, 1983 at the Fayetteville Chamber of
Commerce.
MEMBERS PRESENT: Don Hunnicutt, Barbara Crook
MEMBERS ABSENT: Melanie Stockdell
OTHERS PRESENT: Suzanne Kennedy

September 9, 1983 were approved as mailed.
The only item to be LARGE SCALE DEVELOPMENT
reviewed was a site plan for a:'Pirst FIRST FEDERAL SAVINGS $ LOAN BRANCH
Federal Savings g Loan Branch facility, NORTH COLLEGE AVENUE
a Large Scale Development to be located
between North College Avenue and Green Acres Road, zoned C-2. Thoroughfare Commercial.
Therepresentativefrom Hailey, Powers, Froning did not attend.
Plat Review comments were distributed prior to the meeting, from the Plat Review
Committee meeting held the day before. Suzanne Kennedy pointed out the Bank intends
to lease from the same owner of the Chicken Country Restaurant property (adjoining).
She said that this owner had signed an agreement (in conjunction with the'Chicken
Country development) for street improvements to Green Acres Road, to be completed
within 365 days of execution of the agreement. She also stated the owners represen-
tative, at the time of Plat Review for Chicken Country Restaurant, had said the
owner intended to complete the street improvements for the property abutting both
Chicken Country and the Bank at the time the Bank would be built. She said this
is also the recommendation of Clayton Powell, that improvements for the length of
both lots be undertaken at the same time.
Barbara Crook said her only question is if drainage would be handled according to
Clayton Powell's specifications.
Barbara Crook wondered if a utility easement requested along the east side of
the Chicken Country property was also needed for the Bank property. Suzanne
Kennedy said that utility representatives expressed satisfaction with the plat
as it was presented in Plat Review Committee meeting.
It was decided that, if approval'were to be subject to all Plat Review comments,
this would cover any other questions, such as drainage. It was decided it was
up to the City to decide when to call in the Agreement on completing street
improvements for Green Acres Road.
It was moved by Barbara Crook to approve the Large Scale Development subject to
all Plat Review comments. The motion was seconded by Don Hunnicutt.
Hunnicutt said, unless there are waiver requests brought before Planning
Commission on Monday, the development can be approved at Subdivision Committee level.
With no further business, the meeting adjourned at about 2:00 P.M.
