MINUTES OF A SUBDIVISION COMMITTEE MEETING
A meeting of the Subdivision Committee of the Planning Commission was held on
Friday, August 19, 1983 at 1:40 P.M. at the Fayetteville Chamber of Commerce.

With no corrections or additions, the Minutes
of the meeting of July 22, 1983 were approved
as mailed.
The only item for consideration was
approval of the final plat of the Fox
Run Addition, located south of
Highway 45 East, outside the City
Limits and owned by Fox Run, Inc.

Chairman Hunnicutt asked if Plat Review comment (7)(d) had been complied with
and Harry Gray stated he did not yet know if the off-site road dedication had
been filed but will make sure this is done before the Planning Commission
meeting. Hunnicutt asked if the water line referred to in item (7)(d) had been
shown on the plat and Gray said he would show this water line, but only where it
joins the property. Bobbie Jones asked about a "Corps of Engineers" easement
required under item (7)(h) and Harry Gray said the south lot line is the flood
easement line (referred to by Jones) but he does not know the elevation, that
there has been a blank left on the plat to fill this information in.
Barbara Crook asked for some clarification on those utility easements required
at Plat Review Committee meeting and what is actually shown on the plat. Harry
Gray explained the original request from the utility companies in 1978 had been
for 20 foot utility easements on either side of Fox Trail, but that he had
brought in the final plat last week showing only a 30 foot sewer easement on one
side of the road. He has changed the 30 foot sewer easement to designate it a
30 foot utility easement and has added a twenty foot utility easement on the other
side of the road.
Don Hunnicutt pointed out that the twenty foot easement is shown on the east side
of the road on sheet two of the plat, but appears to come off the thirty foot
easement on sheet one. He also said the twenty foot easement is shown along Lot
30 on page two but becomes thirty feet along Lot 31 on page one. It was clarified
that the thirty foot easement should be shown all along the east and north sides
of Fox Trail, except for Lot 40 and the common area, where it will be twenty feet,
as it will be along the west and south sides of Fox Trail.

Hunnicutt also pointed out there were two signature blocks for the City
Engineer to sign on page two, that one of these should be deleted. Harry
Gray said he had deleted the City Building Inspector's signature block as
requested.
Barbara Crook moved the Subdivision Committee recommend approval of the final
plat of Fox Run Addition, subject to Plat Review comments, including specific
additions needed to the plat, such as 1) off-site easements; 2) water line off
the north corner of the property; 3) reconciliation of the utility easements
between sheets 1 and 2; and 4) deletion of the extra Engineer's signature block
from page two. The motion was seconded by Melanie Stockdell and passed, 3-0.
With no further busines, the meeting adjourned at 1:S0 P.M.
