CD. ,' fo'�'' © p i:'., The minutes of the December 28, 1981 :1:lea MINUTES 1Subdivision Committee meeting were approved as en mailed. eZQ C7 es CO The next item of business PRELIMINARY AND FINAL PLAT C, was the preliminary and final HARB-CO PLACE, ZION $ 265 plat of HARB-CO Place located JIM LINDSEY at the Southwest corner of the intersection of Zion Place and Highway 265; Jim Lindsey, Owner and Developer. Zoned C-1, Neighborhood Commercial District, R-0, Residential Office District, and R-2, Medium Density Residential District. Jim Lindsey and Tom Hopper were present to represent. There was a discussion of the Plat Review Committee comments and requests. After discussion, David Williams moved that the preliminary and final plat for HARB-CO Place be approved with the following conditions: Cd3 03, 1. Street lights, sidewalks; and street improvements will be required if Zion Place is used as the primary access to Tracts 1 $ 2, to be noted on plat. 2. The street light spacing will be waived with the placement of one street light at the intersection of Zion Road and Highway 265 and four evenly spaced street lights West on Zion Road and five evenly spaced street lights South on Highway 265, and one at the intersection of Zion Place and 265 (10). 3. Developer to enter into a bill of assurance that if R-0 zoned property is ever developed residentially, the parks fees will apply. 4. Permanent note to be added to plat designating zoning as of January 25, 1982. S. Contract will be entered into by Developer to insure the installation of street lights and contribution of appropriate parks fees. (Developer has offered to put Tract 3 under lien.) David Williams stated this particular plat is being considered as a preliminary and final plat due to the prior installation of improvements, and acceptance of Zion Road. Barbara Crook seconded. The motion to approve with those five conditions passed (4-0). There being no further business, the meeting adjourned at 3:00, P.M. 5I
