MINUTES OF A SUBDIVISION. COMMITTEE MEETING
The Subdivision Committee of the Fayetteville Planning Commission
met at 1:30 P.M., Friday, October 9, 1981, in the Directors Room,
City Administration Building, Fayetteville,,Arkansas.

Chairman Don Hunnicutt called the meeting to order.
There being no corrections, additions, or deletions, the minutes of
the September 28, 1981 Subdivision Committee Meeting were approved
as mailed.
The next item of business was the approval of the large scale
development plan for expansion to the American Air
Filter plant located South of Pump Station Road and
West of Armstrong Avenue (2355 Armstrong).
The developer is American Air Filter and the property
is zoned I-2, General Industrial District.

Large Scale Development
There was no one present to represent the developer.
Don Hunnicutt stated that he must abstain from any voting on this matter as his
company is submitting a bid on the project.
The Committee reviewed the minutes of the Plat Review Committee Meeting of
October 1, 1981. There is no curb and gutter on this portion of Armstrong.
Bobbie Jones said that if they wish to request a waiver of the requirement to
install sidewalk, the Planning Commission cannot grant such a request. It would
have to be sought at the Board of Directors level. She said she had heard some
discussion within the City departments suggesting a monolithic curb and sidewalk
be constructed here. She said she had advised Tom Hughes, Plant Manager, that
only the Board of Adjustment may reduce the number of required parking spaces.
Those spaces are based on the square footage of the building. He had told her
that the plant operates 3 shifts and did not need 146 parking spaces.
Elizabeth Crocker asked if this would have to go to the Planning Commission for
approval if the Subdivision Committee voted to approve it subject to meeting all
Plat Review Committee comments. Bobbie Jones said it does not have to go to the
Planning Commission unless there are waivers being requested which the Planning
Commission has to act on.
Elizabeth Crocker moved to approve the large scale development plan of American
Air Filter subject to all Plat Review Committee comments. Newton Hailey; seconded
the motion. It was approved 2-0-1 with Hunnicutt abstaining.
The Committee agreed that there was no reason to refer this matter to the full
Planning Commission.
The meeting was adjourned at 1:45 P.M.
