HomeMy WebLinkAbout1981-08-21 - MinutesMINUTES OF A SUBDIVISION COMMITTEE MEETING A meeting of the Subdivision Committee of the Planning Commission was held at 1:30, P.M., Friday, August 21, 1981 in the Directors Room, City Administration Building, Fayetteville, Arkansas. MEMBERS PRESENT: Chairman Don Hunnicutt. MEMBERS ABSENT: Newton Hailey (on temporary leave), Elizabeth Crocker, David Williams. OTHERS PRESENT: Paul Mattke, Paul Marinoni, Jr., Cynthia Stewart, Bobbie Jones. The minutes of the August 7, 1981 Subdivision Committee Meeting were approved as mailed. The next item for consideration was the approval of the final plat of Camelot Addition, Phase I, located South of Highway 16 West, East of Highway 71 Bypass, and West of Sang Avenue: Paul Marinoni and Sons, Owner and Developer. Zoned R-1, Low Density Residential District. Paul Marinoni, Jr. and Paul Mattke were present to represent. The Planning Administrator presented the Chairman with a letter submitted by the developer appealing a denial by the Street Superintendent to approve street plans and profiles. Bobbie Jones explained that the City Attorney had felt this appeal would be administrative, and should be appealed to the City Manager. The Planning Administrator read the conditions of approval from the Planning Commission meeting at which the Preliminary Plat had been considered they are as follows: MINUTES FINAL PLAT CAMELOT ADDITION, PHASE I PAUL MARINONI $ SONS 1. Keep existing roll-over curb and gutter. 2. The Developers suggestion for flaring the existing 30 ft. of pavement to widen it to the required 31 ft. of pavement will be accepted. 3. Deny requested waiver of the base requirement of SB -2, unless approved by Clayton Powell, City Street Superintendent. 4. Waive the requirement that curb, gutter and sidewalk be installed in temporary culs-de-sac with the Developer entering into an agreement with the City assuring that if the temporary cul-de-sac is not extended within a five year period, the cul-de-sac will be brought up to City Standards at the developer's expense. S. Deny the requested waiver of the street light requirements. A. Work out easements with Don Bunn. 8. Cleveland will be constructed when Camelot Avenue is constructed in the fourth phase, and will connect East with Aberdeen Avenue and Lancelot Avenue to form a loop. The easements shown to the East and West will be maintained as dedicated street rights of way. 9. All other Plat Review Committee comments will apply. Hunnicutt asked if the Developer had discussed the Parks Requirement with David Lashley. Paul Marinoni, Jr. stated that at this time, the developer will contribute cash and, at a later date, there may be a land contribution. The Chairman stated he will recommend this item for approval to the Planning Commission with the following conditions: 1. All Plat Review Committee comments and requests will apply. 2. The Planning Commission is to consider the letter from Clayton Powell dated August 10, 1981 denying approval of the Street Plans and Profiles for Phase I of Camelot Addition. 3. Recommend approval: contingent upon the street width and other specifications being worked out with the proper authority. The meeting adjourned at 1:50, P.M.
