HomeMy WebLinkAbout1981-06-05 - Minutes• • MINUTES OF A SUBDIVISION COMMITTEE MEETING A meeting of the Subdivision Committee of the Planning Commission was held at 9:00, A.M., Friday,June 5, 1981, in the Directors Room, City Administration Building, Fayetteville, Arkansas MEMBERS PRESENT: Chairman Don Hunnicutt, David Williams. MEMBERS ABSENT: Beth Crocker, Newton Hailey (on temporary leave). OTHERS PRESENT: Johnny Quinn, Gary Carnahan, Gail Mainard, Cynthia Stewart. The minutes of the May 22, 1981 meeting of the Subdivision Committee were approved as mailed. MINUTES The next item for consideration LARGE SCALE DEVELOPMENT was the approval of the Large Scale MARSHALLTOWN TOOLS Development Plan for Marshalltown Tools, INDUSTRIAL PARK CENTRAL Inc., to be located South of Pump Station Road, West of Armstrong Avenue, and East of City Lake Road. Marshalltown Tools, Inc., Owner and Developer. Zoned I-2, Heavy Industrial District. Johnny Quinn was present to represent. He stated he is requesting a waiver of the side setback requirement from 10 ft. to 0 ft. so that development may abut the 100 ft. railroad easement on the South property line at some time in the future. Also, a waiver of the 40 ft. maximum width for a drive is being requested. At the Plat Review Committee meeting where this development was reviewed, Bobbie Jones, Planning Administrator had reported that in a case such as this, in an Industrial Zone, where rail service is necessary, the Planning Office has allowed such setback variances as long as it is agreeable to the railroad Also, at Plat Review, both Wally Brt and Clayton Powell recommended a wider turning radius on drives so that there will not be a problem with large trucks and semi's having to drive over curbs. David Williams moved that the Large Scale Development Plan for Marshalltown Tools, Inc., be recommended for approval with the following conditions: 1. Recommend that the side setback on the South property line be waived so that future development may abut the railroad easement, conditioned upon approval by the railroad. 2. Recommend that a waiver be granted for the maximum width of a drive. 3. Contingent upon all Plat Review Committee comments being complied with. Don Hunnicutt seconded. The motion passed (2-0). 420 • • • Subdivision Committee Meeting Jape 5, 1981 Page 2 The next item for consideration was the approval of the concurrent plat for Lots 11-13, Block 3, Kantz Place, located North of Highway 45 East and West of Highway 265; Lindsey Land and Construction Company, Inc., Kirk Elsass, and Frank Hungerford - Owners and Deve Zoned R-2, Medium Density Residential District, and District. Gary Carnahan was present to represent. He explained that this is part of a platted subdivision. This concurrent plat is being filed as the units already constructed will be sold as condominiums These condominiums will have lot lines down common walls. The Developers felt that the survey should be performed on the lots after construction so that the lot lines would correspond with the common walls. Since there were no waivers requested, and approval had already been granted on the preliminary plat, David Williams moved that this concurrent plat be recommended for approval subject to Plat Review Comments and comments submitted by the Planning Administrator. Don Hunnicutt seconded. The motion passed (2-0). CONCURRENT PLAT LOTS 11-13 BLOCK 3, KANTZ PLACE LINDSEY LAND COMPANY loper. R-1, Low Density Residential The last item for consideration was the approval of the Preliminary Plat of Meadowridge Subdivision, Phase II, located South of Zion Road, and West of Old Missouri Road; I. B. I., Inc., Owner and Developer. Zoned R-2, Medium Density Residential District. Gail Mainard was present to represent. No waivers are requested on this Phase of the Subdivision. Mainard stated that sidewalks and street lights were installed with Phase I of the Subdivision. Bobbie Jones had requested that the legal description for the entire tract of land be noted on this preliminary plat as some easements were requested by utility companies that are partially in this Phase and partially in a future phase. David Williams moved approval of the Preliminary Plat of Meadowridge Subdivision, Phase II, subject to Plat Review Committee comments. Don Hunnicutt seconded. The motion passed (2-0). PRELIMINARY PLAT MEADOWRIDGE SUBDIVISION PHASE II, I. B. I., INC. There being no further business, the meeting adjourned at 9:30, A.M.
