HomeMy WebLinkAbout1981-02-09 - Minutes• • • MINUTES OF A SUBDIVISION COMMITTEE MEETING A meeting of the Subdivision Committee of the Planning Commission was held at 9:00, A.M., Monday, February 9, 1981, in the Board of Directors Room, City Administration Building, Fayetteville, Arkansas. MEMBERS PRESENT: Acting Chairman Don Hunnicutt, Newton Hailey, Elizabeth Crocker, (one seat vacant). MEMBERS ABSENT: None. OTHERS PRESENT: Bobbie Jones, Cynthia Stewart, Harry Gray, Frank Farrish, Mel Milholland, Dennis John Becker, Larry Bittle. The minutes of the January 26, 1981, Subdivision Committee Meeting were approved as mailed. The next item of business was the approval of the Final Plat of Cambridge Place Addition, Phase I, located South of Highway 45 East and West of Highway 265; Wynell S. and Frank Farrish, Owner and Developer. Zoned (Lots 1 & 2) R-2, Medium Density Residential District, (Lots 3-18) R-1, Low Density Residential District. Harry Gray and Frank Farrish were present to represent. Upon a motion by Newton Hailey and a second by Beth Crocker, the Final Plat of Cambridge Place Addition, Phase I was recommended to the Planning Commission for approval with the following conditions: MINUTES FINAL PLAT CAMBRIDGE PLACE ADDITION, PHASE I, FRANK FARRISH 1. Clayton Powell and Don Bunn submit their approval of the Engineering Plans and Profiles for this Subdivision. 2. Bobbie Jones' approval of the protective covenants for this Subdivision. 3. All Plat Review Committee comments and requests will be complied with. The motion passed (3-0). The next item of business LARGE SCALE DEVELOPMENT PLAN was the approval of the Large Scale BITTLE APARTMENTS Development Plan for Bittle Apartments EASTERN AND NETTLESHIP to be located South of Nettleship Street, East of the unopened right-of-way of Lewis Avenue, and West of Eastern Avenue. Larry Bittle - Owner and Developer. Property is zoned R-2, Medium Density Residential District. Larry Bittle, Mel Milholland and Dennis John Becker were present to represent. Don Hunnicutt asked if the question of lot depth as brought out at the Plat Review Committee Meeting of February 5, 1981, had been resolved. Mel Milholland stated that according to the recorded plat on file with the Circuit Clerk, the • • • Subdivision Committee Meeting February 9, 1981 Page 2 lot depth is, in fact, 158 ft. with 36 ft. of right-of-way dedicated for Nettleship Street. The question had arisen from the City's Plat book which reflects 148 ft. lot depth, and 50 ft. of right-of-way for Nettleship Street, there does not appear to be any record of this ever having been changed. Bobbie Jones stated that this developer will be required, by ordinance, to contribute $85.00 per unit for parks. Upon a motion by Hailey and a second by Crocker, the Large Scale Development Plan for Bittle Apartments was recommended for approval with the following conditions: 1. The Developer will comply with all comments and requests made by the Plat Review Committee at its meeting February 5, 1981. Storm Drainage plans for this development will be approved by Clayton Powell. (Mr. Powell had made storm drainage recommendations at Plat Review Committee that, after inspection of the site, Mr. Powell did not feel applied). 3. The Developer will dedicate 7 ft. of additional right-of-way for Nettleship Street (originally 5 ft. of dedication was requested as Nettleship appeared to be a 40 ft. right-of-way, as it turns out, there is only 36 ft. of right-of-way for Nettleship, and this developer's portion of additional right-of-way dedication is 7 ft. 4. Developer will install 15-1/2 ft. of street, including curb and gutter from the centerline of the existing right-of-way of Nettleship Street for the full length of the development. The motion passed (3-0). After some discussion, it was decided by the Subdivision Committee that its meetings will be held on Friday at 9:00, A.M., prior to the scheduled Planning Commission Meetings. OTHER BUSINESS There being no further business, the meeting adjourned at 9:35, P.M.
