MINUTES OF A SUBDIVISION COMMITTEE MEETING
The Subdivision Committee of the Fayetteville Planning Commission
met at 4:35 P.M., Monday, March 24, 1980, in the Directors Room,
City Administration Building, Fayetteville, Arkansas.
MEMBERS PRESENT: Chairman Keith Newhouse, Newton Hailey, Jr.,
Elizabeth Crocker (arrived 4:45), Larry Wood.

PRESENT: Gary Dandy, Bobbie Jones.
Chairman Keith Newhouse called the meeting to order.
There being no corrections, the minutes of the Subdivision MINUTES
Committee Meeting of March 10, 1980 were approved as mailed.
The only item of business for this meeting was the approval DANDY OIL COMPANY
of a Large Scale Development Plan for Dandy Oil Company Township Road
to construct a car wash on the South side of Township Large Scale Development
Road, West of College Avenue, and West of the Chevrolet
Truck Sales Lot. Dandy Oil Company is the owner -developer. The property is zoned
C-2, Thoroughfare Commercial District.
Gary Dandy was present to represent the proposal.
Chairman Newhouse asked Mr. Dandy about the Master Street Plan requirement for
40 ft. of dedicated right-of-way South of the centerline of Township Road.
Mr. Dandy advised him that he had questioned Frank Blew, who surveyed the property,
about this. He said Mr. Blew told him he had surveyed the property out leaving
the 40 ft. out of it. Mr. Newhouse questioned whether the 10 ft. utility easement
requested down the East property line was shown and was advised that it was.
Chairman Newhouse inquired if Mr. Dandy was requesting a waiver of the requirement
to construct a sidewalk along Township Road. Mr. Dandy replied that there are no
other sidewalks existing along Township Road and that there had been no mention
of one when he obtained a driveway permit from the Arkansas Highway and Transportation
Department. (Elizabeth Crocker arrived.)
Newton Hailey moved that the Subdivision Committee refer this large scale
development to the Planning Commission for approval with a recommendation that
it be approved with the following conditions:
(1) The previous owner of the property furnish the City with a quitclaim
deed or satisfactory easement for the Master Street Plan requirement
between the subject property and the centerline of Township Road.
(2) Recommend a waiver of the requirement for sidewalks in this case because
the two driveways will take up 80 ft. of the total lot width of 210 ft.
and the rest of the lot width will be curbed with asphalt parking.
(3) Conform to Plat Review Comments.
Elizabeth Crocker had lefted the room briefly at this point. Chairman Newhouse
indicated that he was in agreement with the motion voiced by Mr. Hailey.
The meeting was adjourned at 4:47 P.M.
