A meeting of the Subdivision Committee of the City Planning Commission was
held. on Monday, October 9, 1978, at 4:15 PtM., in the Board of Directors Room,
City Administration Building, Fayetteville, Arkansas.

Chairman Jacks called the meeting to order.
The first item for consideration was the
preliminary plat approval of Pinewoods
Subdivision to be located on the west side

of Azalea Terrace Street, north of Azalea
Terrace Subdivision and south of Old Wire Road; developer, Bob Reagan.
Neal Albright was present to represent.
After a discussion, -Keith Newhouse moved to approve the
with meeting all Plat Review comments and waive the scale to
Bill Kisor seconded the motion, which passed unanimously.
The second item for consideration was the
preliminary plat

vision, a Planned Unit Development, to be
located south of Sweetbriar #2 Subdivision and north of Strawberry Hill Subdivision,
property zoned R-1, Low Density Residential District; developer, Northwood Corpora-
tion.
Rudy Moore, Mel Milholland and M.D.Pickell were present to represent.
Mr. Jacks questioned the private access pointed out in the Plat Review minutes
and Rudy Moore said they will not have any private drives. They have revised
the plat to have a few larger lots and no private drives. He said the larger
lots will be used for multi -family. Mr. Pickell pointed out those lots to be
used for single-family and community property, tennis courts and swimming pool.
There was a question about whether the street stubbed out to their property line
would actually be an extension of Harold Street or Errol Street and Bobbie Jones
said this extension is 100 feet south of being in line with Errol Street and 75
feet north of being in line with Harold Street. Mr. Milholland said they had
designated it as Harold Street since Errol does not show up on the street maps.
Bobbie Jones noted that Harold Street is not built on the east side of Old
Missouri Road. Mr. Pickell said he was told the stub out from Old Missouri
Road was Harold Street, but it is actually Errol. Mr. Milholland said they would
change the name to Errol Street.
Bobbie Jones said the developer needsto,show the 30 foot street right-of-way to
the south of this property which was dedicated in 1968. Bill Kisor suggested
that the Huntingdon lot have no access to this street right-of-way.
The Subdivision Committee suggested that they change the name of the street from
Kings Cross since there is already a Kings Drive. Bobbie Jones noted that street
lights are not shown at all intersections. The Subdivision Committee said the
developer would need to add a street light on Charring Cross intersection and move
two more street lights. He said 4 foot concrete sidewalks need to be shown on all
public streets and all the way around the culs-de-sac.
Mr. Pickell said they do not want to have sidewalks on the interior culs-de-sac
of the subdivision. He said they would like the people to use the green areas
rather than sidewalks.

Bobbie Jones said the Board of Directors will have to waive the sidewalks.
Newton Hailey asked if there would be school bus pick-up on these interior
streetsand Mr. Moore said "no".
Mr. Jacks said the question is how will the children conform to the developer's
intentions and use the green areas rather than walk in the street. The Subdivi-
sion Committee decided to take the question of sidewalks on to the Planning
Commission without a recommendation.
Bill Kisor moved to approve the final plat with the following contingencies:
1) change the name of Harold Street to Errol Street; 2) No access to the dedicated
street right-of-way to the south; 3) show the flood plain; 4) waive plat size;
5) add one street light and move two more to conform to a 420 foot interval
limitation; and no recommendation on changing "Kings Cross" or requiring side-
walks. He added to the motion that the developer reach an agreement concerning
the interior radii of the culs-de-sac with Clayton Powell and Wally Brt.
Newton Hailey seconded the motion, which passed unanimously.
The meeting adjourned at 5:05 P.M.
