HomeMy WebLinkAbout1977-05-09 - Minutes• • • MINUTES OF A SUBDIVISION COMMITTEE MEETING The Subdivision Committee of the City Planning Commission met at 4:30 P. M., Monday, May 9, 1977, in the Board of Directors Room, City Administration Building, Fayette- ville, Arkansas. MEMBERS PRESENT: MEMBERS ABSENT: OTHERS PRESENT: Chairman Ernest Jacks, Bill Kisor, Keith Newhouse, Jack Ray, Larry Wood. None. Bobbie Jones, Angie Medlock, Ervan Wimberly, David McWethy, David Bell, Mrs. David Carter. Chairman Ernest Jacks called the meeting to order. Keith Newhouse made a motion to approve the minutes of the April 25, 1977 MINUTES Subdivision Committee Meeting as mailed. Bill Kisor seconded the motion, which passed unanimously. The only item for discussion was the approval of the Large Scale Development Large Scale Development for a roller skating rink located David Carter on the Southeast corner of Ash Street and Chestnut SE corner of Ash 6 Chestnut Avenue, David Carter, Developer. The conditional use request was approved by the Planning Commission on January 17, 1977. Mrs. David Carter was present to represent. Chairman Jacks said the Plat Review Committee minutes reflect that they showed 82 parking spaces and needed 8 more. Bobbie Jones said this has been taken care of. Mr. Jacks noted that the setback from the South property line should be 100 feet and they are showing 50 feet. Bobbie Jones said the Planning Commission has the authority to waive this on review of a Large Scale Development. Bill Kisor asked if there is residential on any of the adjacent property and Bobbie Jones said there is residentially zoned property to the south. Helen Edmiston owns that property and Bobbie Jones said she feels Mrs. Edmiston will try to rezone that to commercial tsometime in the future. Chairman Jacks asked if the adjacent property owners had been notified and Bobbie Jones said Helen Edmiston has signed a copy of the plat showing that she had :seen it. Chairman Jacks asked Mrs. Carter if she knew where the air-conditioning unit would be located. Mrs Carter said she didn't know. Keith Newhouse asked if the setback from Ash Street has to be as large as it is shown and Bobbie Jones said it has to be 50 feet from the additional street dedication. Chairman Jacks asked if the 5 foot dedication is shown on Ash and Bobbie Jones said "yes". Bobbie Jones explained that, under the building code, he could get a larger building if he moved the building 5 feet more to the west. Chairman Jacks said the only thing the Subdivision Committee needs to consider is whether they want to waive the 100 -foot setback requirement to 50 feet. Bobbie Jones said this would need to be waived by the Planning Commission. Bill Kisor made a motion to approve the Large Scale Development with a recommendation to the Planning Commission that they waive the 100 foot setback to accept a 50 foot setback from the south property line. Jack Ray seconded the motion, which passed unanimously. The meeting was adjourned at 4:45 P. M.
