MINUTES OF A SUBDIVISION COMMITTEE MEETING
A meeting of the Subdivision Committee to the Fayetteville Planning Commission was held
Tuesday, January 13, 1976, at 3;20. P. M. in the Board of Directors Room,
City Administration Building, Fayetteville, Arkansas..
MEMBERS PRESENT: Ernest Jacks, John Power.
MEMBERS ABSENT: None.
OTHERS PRESENT: Bobbie Jones, Janet Bowen.

Old Wire Rd. $.Crossover
The first item for discussion was the large scale development plan L. S. U.
of Alan Beauchamp, for property at Old Wire Road and Crossover Road (Highway 265).
After reviewing Plat Review Committee notes, Mr. Jacks found that 10 feet of additional
right-of-way is required for Old Wire Road.and that he needed to work out the water
situation and'show it on the plans. Also the cul-de-sac needed to be moved since part
of it is over a high pressure gas line.
With these stipulations, the Subdivision Committee was ready to recommend the approval
of the large scale development to the Planning Commission.

FARM SERVICE CO-OP
The next item was the large scale development of 1332 Beechwood
Farm Service. Co-op for property at 1332 Beechwood Avenue. L S. D.
11111 Mr. Jacks found that a 20 foot utility easement was needed along Beechwood Avenue,
40 feet of right-of-way from the centerline of Razorback. Also a 50 foot easement is
being asked for along Razorback in addition to the 40 feet of right-of-way from the
centerline. This is due to the feeling that Razorback will eventually be a part of the
State Highway Department System and this would allow for the utilities to be located out
of the State Highway right-of-way.
Mr. Jacks was asked to point out at the Planning Commission meeting that these
right-of-way dedications would be required before the Board of Directors'would give
consideration to the large scale development plan.
Planning Administrator Bobbie Jones said they would be asking for a variance from
the Board of Adjustment so they would not have to pave their parking area

The next large scale development plan for consideration by the L. S. D.
Subdivision Committee was that of Ralph Goff for property located
at 555 West 15th Street. After looking over the drawing submitted by Mr. Goff, the
Subdivision Committee was ready to recommend rejection of the large scale development
plan since it did not have all the necessary information vital of a

The next item was the large scale development plan of J. B. Hays for
property located between The Automotive and Western Sizzlin Sirloin Steak House on
North College Avenue.
After reviewing Plat Review Committee notes it was found that there were no problems
other than having him to control on-site drainage.
• They were then ready to recommend approval of the large scale development plan with that
provision.

ELECTION OF NEW MEMBER
Chairman Jacks said they needed to appoint someone to take Helen Edmiston's place on
the Subdivision Committee, but felt that they should wait until the new Chairman
of the Planning Commission was voted in before making this decision.
There was no further discussion.
The meeting was adjourned at 3:5S P. M.
