Tuesday, December 9, 1975, in the Board of Directors Room, City Administration Building, Fayetteville, Arkansas. MEMBERS PRESENT: Ernest Jacks Helen Edmiston. MEMBERS ABSENT: John Power. OTHERS PRESENT: Bobbie Jones, Janet Bowen. GLEN'S FURNITURE The first item for discussion was the large scale 2262 South School development plan submitted by Glen Oldham for property at L. S. D. 2262 South School for a proposed furniture store. After reviewing the Plat Review Committee minutes, Mr. Jacks said the City Engineer needed a 25 foot easement along the street right-of-way for future sewer, and that he (the City Engineer) was also concerned as to whether a septic tank would work in this type of soil. Planning Administrator Bobbie Jones said she needed a corrected legal description to correct the rezoning ordinance. She said she had told Mr. Ashley (the previous owner) she thought his legal description was off and she thought he had a survey made to get it corrected. She said this needed to be taken care of. Ernest Jacks felt all they could do would be to advise Mr. Oldham to connect on to the future sewer. Helen Edmiston said she did not see how they could require Mr. Oldham to connect onto the sewer if his perculation tests, turned out that a septic tank would be feasible.. Mr. Jacks said he felt the idea was to discourage the use of septic tanks. The Subdivision Committee was ready to recommend the approval of the Large Scale Development of Mr. Oldham's contingent on him providing a 25 foot future sewer easement and getting the corrected legal description. DISCUSSION ON SUBDIVISION REGULATIONS Mr. Jacks said he attended the City Board on the meeting concerning the discussion on Subdivision Regulations. He said the Board members were concernedabout the public being notified of the Subdivision Committee meeting if the large scale development process was reviewed by the Plat Review Committee and then it went on to the Subdivision Committee. He said they suggested that this be advertised in the newspaper. He said they were also concerned about adjacent property owners being notified. After further discussion, the meeting was adjourned at 3:49 P. M.
